Question: What can I say if I don't have a ton of LISTINGS to brag about on the listing appt? I do the "hands-on" approach, personal service, etc., but keep losing to agents who carry 20-30 LISTINGS

I suggest developing a specific plan of action, and have at least one or two unique factors. Like a 60-day guarantee, or an easy exit agreement, or a ninety day listing agreement.

Don't try to compete with their strengths, compete on their weaknesses. Build up your strengths, do something different and capitalize on it.

i have always used the easy out.  Heck, I didn't even know that others didn't offer it....

An agent with 20-30 listings could be not that good of an agent... (did you ever think of it like that)?

Although, most that have that many listings are good agents....but hey... the client doesnt know that

 

im a great agent and i dont have that many listings..in fact i NEVER had that many listings at one time...in fact my inventory just went down by one today and it felt so good at closing!

Spokane Washington Real Estate Expert Yeah there are many good angles. First I wouldn't play their game, if you have to talk about listings you have then your chasing them. One point I woud say is if you are holding on to listings then you aren't selling them. I would tell them we need more listings because we sell them as we get them.

Second you should have a better marketing plan, it doesn't cost much to have way better internet presence. Blog, take better pictures, make a better brochure design, you need to be doing so many little things better and different that the others don't stack up.

I also tell them that I am not trying to be a maga broker, but I focus on taking care of my clients and giving them more attention.
