Fourth Part in the series: Selling Your Home: It Isn’t For Sissies!
So far in our series “Selling Your Home: It Isn’t For Sissies!” we have covered The Outside, The Living Room and The Kitchen. Today we’re going to cover The Bathroom, which comes in a close second behind the kitchen. This is such an incredibly personal space that it’s critical that the buyers find it clean and “sanitary” looking. So let’s take a little tour and see how we can improve this all important space.
Let’s start with the floor. Is it clean? If it’s tile is the grout clean? If not, investing in a grout cleaner can go a long way. If by chance you have a that one in a million bathroom that is carpeted I strongly suggest removing it and replacing with tile or, if that is cost prohibitive, vinyl flooring. I have NEVER shown a house that had carpet on the bathroom floor and had the buyers rave about it (in a positive way). It's a major turnoff. The consensus of opinion is “YUCK” plain and simple!
Take a look at the commode. Is it clean inside and out? Lift the lid and seat - these are areas that will need to be maintained daily. Depending on the age of your house and the mineral content of the water, you may need to consider replacing it. A shiny new porcelain toilet can be purchased at one of the big box stores for less than $100! Assembly and installation is simple. Trust me - if I can do it so can YOU. Move on to the tub (or shower) and sink. They should be clean and shiny as well. Check the grout and make sure it is clean and free of any dark, mildewy-looking stains. How about the caulking around the edge. A tube of caulk is less than $5 and will make a world of a difference in giving the tub a finished and “new” look. This would be a great time to invest in a new shower curtain and liner and, while we’re in the shower - how about we consolidate those bottles of shampoo, conditioner and body wash!!

The vanity top should be free of clutter - fill a basket with the it
ems you need each day and store under the sink, or better yet in a linen closet, when not in use.

Replace any burned out light bulbs with high wattage bulbs.

Give the outlet covers a good scrub - consider replacing if needed.

Clean out and organize under the sink. If stained, use shelf liner on the bottom.

Shelves and/or medicine cabinets should be cleared of clutter and organized.

Clean and organize the linen closet.

Could the room use a fresh coat of paint in a light neutral color?

Hang some decorative towels on the towel bar and store your personal bath towels out of sight.
Before a showing: Make sure the trash can is emptied, the area under the seat is clean and that that lid is closed. Last but not least, make sure there’s paper on the roll. It’s just one of those things!
