Selling your home in the winter: Salida Colorado and the Down Valley
10 Tips
1. Keep your home warm all day. The extra cost in fuel will pay off when a buyer equates the warmth with welcoming. Light a fire if you have a pellet stove or gas fireplace. Some people have allergies or scent sensitivities so don't us an open fireplace or a wood stove that fills the house with a smoky smell.
2. Keep your home light and bright. Let in as much natural light as you can. Remove screens, wash windows. Leave the lights on for the showing. Don't rely on the realtor to turn them on for you. Some do and some don't. Plus, you have lost the initial feelinf of warmth and light. If you have a wood stove, paint over the areas where it has become dingy with ash...again reinforcing the light. If you don't want to leave your lights on all day, get some timers so the lights will be on when the buyers arrive.
3. Even if you live in the country, snow and ice control are critical. We don't have much here so it is even more important. Keep not just the path to the house but the porch, driveway, patio, path to barn, path to creek and other paths to places you want them to notice shoveled. You want them to feel that it is easy living in your home in the winter.
4. Include festive, warm bright color spots in every room.. a throw, something seasonal. Yes it is ok to decorate for the holidays. Watch out for scented candles, however. They may turn off a buyer with allergies or scent sensitivity.
5. Tidy up. Be sure all winter paraphenalia is put away, boots in a bin, entry mopped. While you are tidying up, hit the closets, cabinets and fridge... these all make the home look bigger. Bleach your grout if you have any.
6. Don't forget to stage your outdoor areas. Leave your lawn furniture out, drape a throw over the edge of one if the area is covered. Staging the outdoor space will also make your home seem bigger.
7. Make sure your house get seen. Price it to sell, in the lower third of comparable homes.
8. Get your home pre inspected. That is a fabulous tool for your agent to use that will ease their minds.
9. Offer a home warranty. They are very reasonable and again, sets your your home apart from the others on the market.
10. Afraid they may not notice a special feature? Buy nice blank cards and tape them up around the house to point out features you love about the house that they might miss.

Paula, this is a great list of things for sellers to do in the colder northern or mountain climates during winter. A warm home is inviting and comfortable and compels the buyers to take their time and appreciate all the finer things that the home has to offer. A COLD home causes buyers to move quicker and go on to the next home on the tour.
