Detached Single Family Homes

The median price of homes on the market in Batavia spiked upward in January from a median $364,900. However, the average sales price of homes sold during the last few months of 2006 has leaped around dramatically. January was no exception - the value dropping from $359,500 in December to $257,000. Like many of the other communities in the Fox Valley, the number of units on the market rose in the month of January, from 183 units to 196. During that time, the number of homes sold also rose - albeit slightly from 16 to 18. The low number of homes sold is likely responsible for somewhat skewed average sales price figures. Despite the rise in number of homes on the market, the invetory figures dropped in January from a 2-year high in December of 12.2 months to 8.5 months while days on market also dropped from 100 to 75.

Attached Single Family Homes

Exactly the opposite - the median price of attached style homes on the market in Batavia fell in January from $282,450 to $259,900. At the same time, the median sales price rose sharply from $176,935 to $228,675. During the month of January, the number of units on the market went up from 40 to 54, however, the number of units sold remained steady at 2. This figure might also be the reason for some skewed statistics - with not many homes selling, there isn't enough data to even out the extremes. Not surprising, inventory also posted a large reduction - down to 17.5 months and partially erasing the upwards spike in this figure seen in December. Average days on market also dropped to 63 from 103.
