WITH SO MANY HOUSES ON THE MARKET AND WITH SO MANY DISCOURAGED AGENTS YOU WOULDN'T THINK THAT OPEN HOUSES WOULD BE VERY POPULAR, BUT THEY ARE.  THE LAST FEW WEEKENDS HAVE OFFERED BOTH BUYERS AND SELLERS A GREAT OPPORTUNITY TO MEET AND SEE WHAT IS OUT THERE.

TALK AROUND THE WATER COOLER CONTINUES TO BE OPTIMISTIC ABOUT A GREAT SPRING SEASON FOR BUYERS AND SELLERS. THIS IS THE TIME OF YEAR YOU WANT TO HURRY AND GET YOUR HOME ON THE MARKET BECAUSE BUYERS ARE OUT THERE TAKING ADVANTAGE OF THE GREAT WEATHER AND TRYING TO MAKE THE MOST OF THIS BUYERS MARKET. THEY ARE READY TO FIND THE HOME OF THEIR DREAMS AND WHEN THEY DO THEY ARE READY TO NEGOTIATE AND GET THE BEST DEAL POSSIBLE. 

OUR OFFICE HAS BEEN HOPPING WITH ACTIVITY LATELY AND IT IS JUST SO GREAT TO SEE. IT IS ALSO GREAT TO BE ABLE TO TELL BUYERS THAT THEY TOO HAVE A LITTLE COMPETITION WHEN IT COMES TO GETTING THE HOUSE THEY WANT. IT IS NOT ONLY THE SELLERS COMPETING ANYMORE. ALTHOUGH IT IS A BUYER'S MARKET IT DOESN'T MEAN YOU SHOULDN'T WRITE ON THE HOUSE YOU FIND THAT IS PERFECT FOR YOU. IF YOU DON'T SOMEONE ELSE WILL AND YOU WILL HAVE TO

I RECENTLY SHOWED A GREAT HOUSE IN STERLING, VIRGINIA AND WE WERE ALL IN AGREEMENT THAT IT WAS A GREAT BUY FOR THIS SINGLE FAMILY HOME. NOT ONLY WAS IT A GREAT BUY IT WAS A GREAT HOUSE. NOT YOUR TYPICAL COLONIAL YOU FIND EVERYWHERE IN NORTHERN VIRGINIA, BUT INSTEAD HAD MORE OF AN ARCHITECTURAL, ART DECO STYLE TO IT THAT ONE DOES NOT SEE VERY OFTEN.  THE HOME WAS ONLY ON THE MARKET 8 DAYS WHEN WE SAW IT AND TWO DAYS AFTER THAT IT WENT UNDER CONTRACT.  UNFORTUNATELY, IT DID NOT GO UNDER CONTRACT WITH MY BUYER. I THINK WE WERE BOTH A LITTLE DISAPPOINTED, PERHAPS ME MORE THAN HER. NOT BECAUSE I DIDN'T GET A SALE YET, BUT BECAUSE I HAVE SEEN SO MANY OF THE SAME HOMES THAT I WAS EXCITED ABOUT FINDING A DIFFERENT STYLE OF HOME THAT WAS AFFORDABLE FOR MY FIRST TIME BUYER, AND OK, MAYBE I FELL IN LOVE WITH THE HOUSE A LITTLE MYSELF, BUT I COULDN'T HELP IT.  I TELL MY CLIENTS NOT TO FALL IN LOVE, BUT WHO KNEW I WAS IN DANGER OF

FALLING IN LOVE WITH THE HOME TOO.BUYERS

THERE ARE JUST SO MANY BEAUTIFUL HOMES OUT THERE AND THERE ARE SO MANY GREAT OPPORTUNITIES OUT THERE THAT IT WOULD REALLY BE A SHAME IF PEOPLE DID NOT TAKE ADVANTAGE OF THESE.  EVERYTHING COMES TO AN END AND I CAN'T HELP BUT WONDER HOW MANY PEOPLE WILL BE LEFT WONDERING WHY THEY DIDN'T ACT WHEN THEY COULD AND LOOK BACK AT WHAT THEY COULD HAVE OWNED, IF ONLY THEY HAD LISTENED.

I am doing more and more open houses this year as the market has slowed down. I think it is a matter of really trying to make them productive. If you go in with a bad attitude, people will feel that you don't want to be there and get a bad 'vibe' from you. Go in with a positive attitude and you will be amazed at the changes in how people relate to you.

I too have gone out and about both to Broker's open's and the Sunday drives.....making an effort to see what I need to know for my listings.

Hey Sally, I have had great success with open houses, although I do put a great deal of work into them. I have sold the house I was having open, more than once, so always have purchase contracts ready. Sellers seem to expect open houses, too, but I try not to have open houses on occupied properties, only on vacant ones. Good luck!

The buyers are out there. And attending an open house is also an excellent way to obtain additional prospective buyer.
