Using a professional home stager may be a cost effective way to spruce up your home for a quick sale.   Some realtors provide this service to their sellers as part of their marketing package.  Staging usually results in a quicker sale and many times greater sales price.  This is the result of a staged home showing better than a non-staged property.  Many buyers cannot imagine what a home will look like, but can only understand what they see.  When staging, it must be done in good taste; otherwise, you may not reap the awards.  The following are ideas how you and your stager can improve your property:

·    Starting on the outside, make sure your lawn and landscaping looks great, no visible trash cans, house number is visible and easy to read, and have a spectacular front door entrance.  This is the first thing potential buyers see; therefore, the first 30 seconds can be the turn on or turns off point for buyers.

·  The second impression comes the minute the buyer steps through the front door.  Make sure you all coats, shoes and keys, etc. out of site.  It’s great to have a vase of flowers on a table in the foyer.

·  Remove excess clutter in your home which may be the result of having too many pieces of furniture, accessories, and wall pictures.  In addition, make sure there is plenty of light through the home, which means turning on lights prior to showing, and opening blinds on all windows.  This will allow the buyer to view the home easier, and make your home seem larger.

·  Make sure your home is clean, that includes toilet, tile grout, and wash your windows both on the inside and outside.

·  Arrange furniture so it gives you an open feeling, and allows the buyer to take advantage of the views.  Put tall objects against the wall, and do the block the flow of traffic.     

·  Prior to showing your home, return rooms to their original intended use.  For example, remove exercise equipment from a little used office/study.

·  Fix all things in the home that are broken, such as minor cracks in wall or wobbly staircase railing.

·   Update the home and contents within the home wherever feasible.  Fresh coat of paint, removing outdated furniture, and worn out flooring, etc.  These types of repairs will do wonders for you when trying to get your desired asking price.

·  Put away personal collections, such as family photos, hair dryers, and toothbrushes, etc.  Make you home look more like what you would see in a furniture store.

·  Invite some friends into to your home that would be forthright and honest.  Ask these people to give you their honest opinion on what should be changed.

·  Do not store excess belongings in boxes in the garage or basement.  If the belongings are worth keeping then rent a storage unit.  When you have boxes stored in garage or basement, this prevents potential buyers from having free access to these areas when touring your home.
