Do not, I repeat, do not buy a condo at Richards Court at City Creek in Salt Lake City until you have read this. I know what you are thinking. They are big, beautiful, new, and they are in City Creek and you just have to have one. Well slow down, partner, because there are some things that you need to know first.
Overview:
City Creek has three condo communities, The Regent, Promontory Condos (also known as 99 West), and Richards Court. Each have their own pluses and minuses. The Regent is located at 45 W South Temple in Downtown SLC. The location is as good as it gets and the condos are all brand new but there are a few drawbacks.

Summary of the Richards Court Condominiums:
Pricing:$300,000 up to $2,400,000
HOA Fee: $259 to $500 per month, depending on the size of the unit
Amenities: Swimming pool, hot tub, exercise room, secure garage parking, party room, access to park-like terrace
HOA Covers: Water, sewer, garbage, exterior maintenance, common area maintenance, amenities
Size: 921 sq ft up to over 2500 sq ft
Year Built: 2010
Animals allowed? None
Parking: Secure parking garage
FHA Approved: No
Number of Units: There are two buildings. 45 W South Temple has 53 condo units and 55 W South Temple has 91 condo units
Laundry: Hookups in each unit

Now let’s get to the part that you have been waiting for - the pros and cons, the good and the bad, the stuff I love and the stuff I hate.
The Good:
Have you heard of the first three rules of real estate?

Richards Court at Citycreek nailed all three of these on the head. You can’t get a better location than this. No other condo community in downtown SLC has a better location than the three Citycreek communities. The quality of construction is excellent. You won’t be getting squeeky floors or poorly insulated walls here. The amenities are nice (although I do have one gripe that I will go over below) and high quality. The community generally has a smaller, more intimate feel than the Regent or Promontory.
The Bad (I haven’t learned how to say ‘bad’ yet in Spanish, so, lo siento):
The swimming pool is not onsite at Richards Court but is located over in the Regent. You have access to it but by the time you walk over there, you may not want feel like swimming anymore. I don’t know, maybe everyone is right about me and I’m just a wimp. I just feel like it is a bit inconvenient not having the pool onsite.
