This Week:

The median list price in Bothell  is $450,000  is down slightly from last week’s median  list price of $451,200.   Inventory is tightening and days-on-market and the  Market Action Index (MAI see below chart)have basically been unchanged, not providing strong indication for market conditions.

Average days-on-market: 78 days up from last week’s 73 days.

Percent of properties with price decreases: 45% up  from last week’s 40%

Localized real estate market reports are great for getting a “feel” of what that specific market is doing.  For a more accurate pricing on residential property a Competitive Market Analysis (CMA) needs to be done comparing your home with current properties that have sold recently in your neighborhood.

Supply and Demand

The  Bothell real estate market  continues to get hotter.  More sales demand and fewer homes listed have contributed to a relatively long run of increasing prices.  Current supply and demand levels show no sign of prices changing from their current trend.  .

Price

The Bothell real estate market this week saw relatively little price change from last week. However, prices continue to demonstrate a nice up trend in general over the last several weeks.
