The Do's and Don'ts of Updating your Home for Sale

When you hire a home stager in Montgomery County PA like Six Twenty Designs to prep your home for sale, we'll go through the entire house with you. Every room is looked at. We don't just pick one room to stage because the feeling a potential buyer gets when they walk through the door, needs to be maintained throughout the whole house. The idea is to make your house have a cohesive feeling throughout. Booking a home staging consultation for your Montgomery County PA home is the best way to learn the do's and don'ts of updating your home for sale so you can achieve that cohesive feeling.

Of course everyone has a budget and every market is different. So your home stager will tell you where you'll get the most bang for your buck.

Do update your paint colors. A fresh coat of paint in a neutral color will work wonders on the rooms in your home. If you already have a neutral color, put on a fresh coat to get rid of all the scratches and nicks.

Don't pick a color that's too bold like Behr's Solar Flare or Mint Fizz.

The Do's and Don'ts of Updating Your Home for SaleDo consider resurfacing your kitchen cabinets. Brand new cabinets can be had at a fraction of the cost with some sanding, priming and painting.

Don't completely remodel your kitchen from floor to ceiling. Putting all of your budget into one room will leave the rest of your house looking sub par and you may not get back what you thought you would.

Do invest in some new fluffy comforters and bedding. Add some throw pillows and your beds will start to look like the ones you see in hotels.

Don't buy a comforter with a busy floral pattern or a loud color. It's too visually distracting and will throw off the whole feel of a room.

Do upgrade outdated brass light fixtures with spray paint. An oil rubbed bronze or nickel finish will bring new life to old fixtures.

Don't leave your fixtures "as is" if the finish is coming off or they just don't work anymore.

Follow these do's and don'ts of updating your home for sale and you'll keep the dollars from coming off your asking price.

Suzanne, I have mentioned spray painting light fixtures for a good, fresh, updated look. It really works. A complete remodel of the kitchen without attention to the rest of the house will make the rest look even worse.

I once was in a house Debbie, that had a completely remodeled, uber modern kitchen. And the rest of the house had country traditional furniture. A complete mismatched look.

Suzanne, excellent tips for updating your home for sale! I used Mr. Clean's Majic Eraser on the doors and trim of my dad's place and it looked like they had been freshly painted.

You make so much sense. Anyone in your area that is considering selling should speak to you long before they are ready to put their home on the market. If they do, the property would sell for the right price.

Surprised this wasn't Featured!  Excellent information/advice on preparing and presenting a home for sale.  I have recommended spray painting lights to many clients and it's never been a disappointment!

Great post on the To Do and Please Don't Lists for selling a house.  I like spray painting fixtures and, I always change the light switches and receptacles so that they are white and blend in, rather than stand out on the wall.

Thanks Kathy!

Connie I love Mr. Clean magic eraser! Since my kitchen cabinets are white, it saves them from looking dingy.

Thank you Joe :)

Thanks Roy! You too!

And it's soo easy Sharon.

Agreed Joanna! I don't like seeing receptacles that just stick out like a sore thumb. Such a distraction.
