Umm, probably not Ok.

I have spoken to Seller's who do not want to do anything to their homes prior to selling it. Why put money in it if I am just going to sell it? I have even met agents that say to clients, no need to do anything, we will just offer an allowance. I disagree.

Part of what I do when I meet potential sellers, is look at their home as a buyer would. Many of today's buyers really want to buy a home that is move in ready. They don't want the extra hassle of dealing with paint, carpet, and other fixes. Those buyers that are willing and able expect a steep discount from the sales price if they are to do all the work.

I have also run in to problems with lenders not wanting to see allowances given in a sale. This can mess with the calculations and cause a buyer to not qualify for a loan.

My thoughts on the matter are that the home should be clean above all else. If the paint inside appeals to you but probably not to others, go ahead and paint inside with a neutral paint color. This is the biggest bang for your bucks you can do.

I have one client converting a half bath on the main level to a full bath. The competition in the neighborhood has that full bath and it will enhance the value of the guest bedroom on his main level.

Can you get away with selling as is? Yes you can. But you will likely take much longer to sell your home and for a lesser price. If you have any questions about what your home will need before sale, please feel free to give me a call or check out my website for more tips.

Homes that are fixed up prior to going on the market definitely sell quicker and for more money.   And buyers can be very selective about the move-in readiness of the home.

The funny part is, most home owners don't see an issue, until some one points it out to them. They have lived with an accepted the situation for so long that it's no longer an issue.

Allowances don't work like they did in the old days.People want it move in ready!

I don't think this is as big an issue in Park City as some areas.  Possibly due to price point and some older homes, there are quite a number of homes here that are not move in ready and many people expect to replace the carpet or do other small things like that.  I take everything on a case by case basis and I do agree with you that cleanliness is the single most important issue along with good overall maintenance of the home.
