Sometimes I feel like I am on a roller coaster.    Yesterday would be a great example. First we can start the day with I had a plan for having 8 for dinner at 6 PM.... 

I go by the home I am trying to list and I see a FSBO sign.   I call the number on it and it is the sister to the person I am trying to deal with.   At the moment my broker is offering 70k and they haven't decided what they want to do.   I am trying to push the broker up to 80K but so far not successful.  It is a strange property in a good location and the value is hard to determine. I have been trying to get them to list it or sell to the broker (I don't care which) for over a month.  Now they decide they want 85K and want to cut my commission.  I was OK with the cut but I told them I didn't have the broker at 80K yet but was sure he wouldn't go to 85K.  Perhaps they would like to market it and see what happened.  Broker is thinking about whether he wants to write it up formally.  I think he might be on to other things with his money.  The sister says if the broker doesn't agree they will go FSBO for a couple of weeks.... Maybe I will get it and maybe I wont.

Then I am about to try to rent a very expensive condo for one of my buyers.   I need to get $2000 a month but it is a luxury condo and is very nice and unique with state of the art appliances and a view to die for.   I call him to settle things and he decides he wants to list it.  I am a bit excited.  I got to admit this is higher then I normally list.  It would be fun plus it would settle some money issues I have when the tuition bill comes in next month.  I find out the taxes and write the listing agreements.  I send it to the client and he changes his mind with an apology.  It is all good because I still get to rent it and he has bought 2 homes off me and is a nice guy.   I am a little happy that he doesn't want to sell the cool condo he bought last spring.   But I sort of wish I didn't have to do it right before the party.

Now to the dinner party.  Two of my guest got sick in the afternoon (before the party) and since so one knew about the lady who needed a ride didn't come either.   We had 5 people for dinner and way too much food.  I wont have to cook for a week.    Here's to life in the real estate lane.... Sometimes we are all on the roller coaster of real estate.  Hopefully we will have more ups then downs.

Debbie, I hear you. I have those days and weeks, and then it's calm and easy to navigate, and before I know it, it's back to crazy. It is the life we live, isn't it?

Gets the job done!

Yesterday I noticed the sign down .... I called the owner and found out that they sold it by owner.  I congradulated her and talked a bit about it.  I also left the door open in case something failed in the FSBO.  One of the owners are friends and I want to keep it that way.
