Should I Sell My Home During The Holidays Or Wait Until Spring?

It's that time of year again when holiday decorations are now hanging outside shopping centers and inside stores (well...they've been inside stores since Holiday decoratingJuly). It's a busy time of year and sellers often wonder if buyer's are out there looking at homes. One of the questions Im often asked by homeowners that are thinking of selling their home in the Portland Metro area is "should I sell my home during the holidays or wait until spring?".

With our current low inventory, it's still a seller's market in Portland and depending on the location, price and condition, we are still seeing multiple offer situations. Buyer's have typically exhuasted all that is currently on the market and have either offered on it, or it wasn't "the one", so they're just waiting for those new homes to come on the market. 

Listing your home during the holidays does have some benefits. If other seller's take their homes off the market to re-list in the spring, there will be even less inventory of homes to choose from..unlike the spring when you'll have more competition. Buyer's that are out looking during this time are also serious buyers, so you won't get as many  "looky loos".

Tips to sell your Portland Metro home during the holidays:

~ Enjoy some decorations, but if you typically go all out, you'll need to scale down a bit. You'll also not want to put out those cherished heirlooms that might get accidentally bumped into

~ As with selling your home any other time of year, you'll need to keep it as Holiday decorating when selling"show ready" as possible. However, buyers during this time of year tend to be OK if you happen have a little holiday disarray around from baking or wrapping. Buyer's love to imagine themselves moving through the kitchen and home doing the same thing!

~ Know that you CAN say that you won't be showing for a couple of days while your family is visiting. If your home is in a hot location though....be prepared for those calls asking a "pretty please" for a showing.

~ Our Portland winters are much milder compared to other parts of country, but if your home is vacant, consider staging to warm it up..and of course keep the heat at a comfortable temperature by using a programable thermostat.

~ List your home with a knowledgeable real estate agent that can guide you through the process during this special time of year and help you price it right so you won't have to put up with disruptions for too long!

A great holiday gift would be a sold home!

I couldn't agree more - selling at this time of year is a great idea; the buyers are definitely serious, and there are usually fewer new listings since a lot of sellers think they should wait.

Cindy, I agree- winter/holidays is a great time to sell.  There are fewer buyers (less interruptions for showings) and those buyers are going to be very motivated to be out in the snow/holidays looking for a home.

Great post! I've never discourage my clients from listing in the holiday season, unless they decide to put their home on the market like 3 days before Christmas! But I actually had one once, who due to a relocation, needed to list a week before Christmas and we were in contract by New Years and closed by mid-January. So you just never know...

Hi Kat, Waiting until spring just gives you that much more competition. In a market with little inventory, buyers are always looking no matter what time of year. I can remember the height of the market writing up an offer on New Years Day. A great way to start the year!

I can't think of a better time to sell a home than the holidays. Homes are decorated in such sprecial ways and it just gives a good feeling to the homes. It is such a beautiful time and so peaceful that I thnnk it really improves anyone's mood.

By all means, sell the homes even on holidays because so much spending goes around with the season, and people are more liberal when in comes to shopping and buying.

I agree with all of your points.  The less competition the better for most price ranges.  And honestly, you are right.  Buyers right now are more serious or they would not be looking at this time of the year.  Great post.

Cindy ~ great info, especially the lesser competion and serious buyers.  I let my sellers beware with Christmas presents and leaving things out that might grow legs.  I have never had this happen, but as a precaution, I do bring this up to the sellers.  Congrats on the feature!

People who look at your home over the holidays are serious buyers. Buyers are more emotional during the holidays and tend to spend more money.

Hi Cindy ~ I like that you suggested that holiday decor should be a bit restrained around the holidays ... and certainly shouldn't be in the online photos (unless they're changed out on Jan. 1st).  I agree with comment #43  that gifts under a tree are kind of an open invitation to thieves and should be hidden away.  But you're so right, a new home would be the best present of all!!
