It's the Home Stager's Classic Line!  And, rightfully should be!  It helps the home owner understand, it brings peace to the stress of the sale.  It brings legitimacy to the value of marketing preparation of a home for sale.  It puts the truth of the matter in the forefront. 

THE WAY WE LIVE IN A HOME IS DIFFERENT THAN THE WAY WE MARKET A HOME FOR SALE . . .

Every ounce of my home staging effort is dedicated to the value of this statement when it comes to staging an occupied home.  I have no need to post before pictures on the Internet because that is how they LIVED in the home.  How they lived in the home is not what's on the market.  What is on the market should be the best features of the home.  That's the value I know how to bring to the market! 

That being said, I am anxious to show you my pictures of a recently staged occupied home located in Peachtree City, Fayette County, GA and the marketing results, and client comments.  This shows what I have created to assist the Realtor and assist the home seller in getting a quick sale and a top dollar offer.

Perhaps a little trademark sign needs to follow that line. You are incredible. Thanks for including the show too. Who is that dreamy voice? Oh yeah, I loved your staging too!

Superb staging!

We've just started including the virtual tour in our staging service package.  Nothing pleases the clients more than seeing their home 'on TV'.   Statistically, homes with virtual tours, seem to perform better than homes without them!   So stagers, it seems that the bar has been raised, when you can afford it, include the virtual tour, and watch how your business increases!

Karen~loved your line(s) of thought and your video!  All speak volumes!  As I contiue to grow and define, or fine tune my business - I am getting better at remembering to take photos of before and after.  When I started I didn't take any!  But, you are so right on the before's, they are just a record of how the owner lived, and what we are most concerned about are the after's - what we contribute to help them obtain their goal of having a "sold" sign in the front yard.

Hi Karen

Congratulations on the beautiful job you did in preparing this home and having it sell so quickly and for full price. 

My first impressions when I read your post and viewed your video - I want:

a)   to live in that house with the person who has the dreamy voice on the video; and

b)   to be just like you when I grow up;

You are a very talented lady and both your video and your post showcase your talents.  Also, what a great line "How they lived in the house was their business, how they present the house for sale is my business!" and one that you might want to consider having printed on your business cards and brochures.

P.S.  my graphic is "yucca"!  This is a great word for many before photos.

Hi Tom!  This tour was ordered by the Realtor and she was very smart in her marketing efforts of this home, between getting the staging and doing this tour.  Like I said she got $30,000 more than any other home in the neighborhood.  Also, I didn't even mention the fact that she had 3 offers -- 2 that were at full price and there were no concessions!  

That being said, you are so right Tom,  I also will offer tours or at least recommend them -- exceptional Internet marketing is an absolute requirement!

hey there stagin sis, Kath N.!  Thank for complimenting my work -- what a fun house it was to do.  The homeowners, the Realtor, and myself all dug in!  What a team we made!  They did EVERYTHING I said or suggested.  The professional satisfaction I felt from this project was truly one of those magnificent highs!

Hello there, Kathleen! Thx for the support and kind comment.  The kitchen was amazing!  I did have the urge to whip up a quick  gourmet meal whilel I was staging!

To me, if a home is staged for selling there is no need to post before pictures on the Internet, be it on MLS or anywhere.  The finished product is what I create for marketing purpose.  The way they lived in the house is irrelevant! 

Posting before and afters regarding vacant staging is quite important and brings great value to the marketing of the staging company and to the marketing of this industry.  But regarding occupied homes I see no value in displaying their personal living situation for the Internet world to see.

Hi Susan!  That was a great comment.  I am so glad you took the time to do that.  I take befores so that afterwards if the client contacts me with a question I have a point of reference regarding the furniture piece, or room, or color, or whatever it may be.  Sometime I will use before and afters in my portfolio book as well.  But I avoid using them otherwise.  I believe the way one lives in their home is personal and not my place to publish . . . but that's just me.  Thanks so much, Susan, for your kind words.
