Approximately one week from today, one of my first-time buyer clients is scheduled for a final walk-thru of a pending property. It's an 850-square-foot condo, so it ought to be simple, right?
Fortunately, the few very minor repairs from the home inspection done a few weeks ago are of no concern to my client, so an addendum was signed releasing any repair requests on the part of the seller. Then the final walk-thru ought to be a breeze, right?
Even if my buyer still is eager to purchase that property, I still think it's my obligation to do a detailed final walk-thru of the condo. Wouldn't you like that done?
Cleanliness is one thing that's a personal stickler for me, and "broom swept" condition is what is says in the Purchase Agreement. Personally, I'd like to see a vacuum to be used on the property just before the seller leaves. After all, it's wall-to-wall carpeting, and a broom just won't pick up dirt like a good vacuum does.
Although optimistic that this closing will go through smoothly, I think it's always best to do a complete walk-thru of a property and check all the rooms, bathrooms and closets, and virtually every square inch of living space, don't you think? Not only is it part of the contract, but also it helps give both the home or condo buyer and buyer agent some peace of mind!
