The real dish on why your Phoenix home didn't sell - 5 selling mistakes
It starts out great, you're excited about finally getting your Phoenix Metro home on the market. You've been told that there will be a lot of activity in the first week or two... so be prepared to show, show show your home. All is good and you're somewhat patient but after 2 weeks and only one showing you're wondering where are all the potential buyers are and why aren't they looking at your house. You really want to know why? Stay tuned because I'm going to 'dish' the real truth why your home isn't being shown.
1. There is only one picture in MLS and not much information regarding your home in the remarks section. In this day and time there absolutely should be a lot of pictures - and really good pictures and a video too. Be sure to ask your agent before you agree to list how they market your home? Knowing how to market your home is critical to selling homes today.
2. Agents realize that your home is priced way over what other homes in the neighborhood have sold for and don't want to waste their time showing your home -unless it's shown as a comparison and to sell another home in the area. And trust me agents use over-priced homes to sell another home every day of the week. The pricing/sold information is also readily available online so pretending it doesn't exist isn't going work out that great for you, is it? You must work with current statistics and your agent should be very aware of real estate trends.
3. Nobody can see or find or your listing online. There are many sites and lots of ways to market homes in today's online world. Unfortunately some agents have no idea how to market online and that's not a good thing to get your home sold. Did you realize that over 95% of buyers start their search to buy a home online? You gotta make a big splash all over the net. Be sure your agent knows how to market your home online before you hire them.
4. You were not given proper staging tips and/or was it suggested you hire a home stager. Sorry folks but your house looks like we just walked back into the seventies. Unless you've priced it lower to reflect the lack of upgrades why on earth would a buyer pay as much as they would for your home as they would for an upgraded and updated home? That's just not going to happen unless you've got one heck of a fabulous location, view or are sitting on a gold mine of some kind. I know you've got a lot of emotional ties to raising your kids in this home, and that's a good thing. But emotional ties don't sell homes. Staging along with the correct pricing will help tremendously to get your home sold.
5. Pet alert! 4 big dogs in home - selling agent must make appointment so owner can remove the dogs before showing. Well as much as we all love our pets, and believe me I love mine, there is a good way of handling pets while your home on the market. And, there is a less than smart way of handling your 4 legged members of the family. Perhaps there is a relative that can help out during the day so the dogs are well taken care of AND not in the house. Or maybe there is a doggy day care is close by that you can take them too? Whatever you do - make arrangements so that pets don't get in the way of your home selling. And let's not forget all of their pens, beds and food dishes....and smells. That is a major turn-off to many home buyers.
Selling your Metro Phoenix Home isn't as easy as it appears. Having an agent on your side that is truly skilled, knowledgeable and up to date in their online marketing is critical.
