Upgrade Your Kitchen Before You List Your Wellesley Home for Sale

One way to increase your home’s value is to upgrade your kitchen. Some kitchen projects add more value than others, and some can make a big impact on prospective buyers, helping you get more offers.

According to Key Bank, on average, homeowners who made mid-range kitchen makeovers recovered 78 percent of their costs. On average, homeowners who invested in upscale remodels recovered 74 percent of their costs. Upgrading your kitchen before you list your home for sale can have big financial benefits.

Here are a few projects that could help you sell your home faster when you list it in the Wellesley real estate market.

Install a New Floor

Flooring sets the mood and style for any room, especially a kitchen. Installing a new floor is an easy upgrade that will make a big impact as buyers view your home. Wood and tile are common options, but you can also go with vinyl or even refinished concrete for a unique statement.

Update the Cabinets

Installing new cabinets can increase your home’s value and make your kitchen look brand new. However, if you don’t have the time or resources for a major project like this, consider updating your cabinets with a new stain or coat of paint and by installing new hardware.

Paint the Walls and Repair Tile

A fresh coat of paint can do wonders for any kitchen. Opt for a light, neutral tone to make your kitchen feel spacious and bright. Neutral tones are also a good pick because they can work with most home décor styles, so buyers will feel that the kitchen is move-in ready and will work with their own furnishings.

If your kitchen has any chipped or cracked tiles on the floor or backsplash, get them repaired. This may seem like a small fix but it can make a big difference and tell buyers that your kitchen is well taken care of.

Install New Light Fixtures

Lighting is vital to the style and ambience in any space, so make sure the lighting in your kitchen does the room justice. Use bright lights in areas where you prepare meals and don’t be afraid to use decorative fixtures like detail lighting, chandeliers, hanging lights and cabinet lighting.

New lighting will bring your kitchen from mundane to exceptional and can help you show off special features like cabinets with glass doors, islands and seating areas.

When you strategically plan how to update your kitchen, your investments will pay off and help you sell your home for a higher price. Christine, I agree with all of the above. I also think you need to upgrade counter tops as well if they are old and worn or not the popular surfaces.
