There are many reasons home buyers may want to switch realtors. If a Buyer Broker Agreement hasn’t been signed, buyers can change agents on a whim, and many do.
Communication is key to any type of transaction. One of the most common complaints I hear is, “My agent never answers his/her phone.” Realtors are in the sales industry and, therefore, should make themselves readily available to their clients. Of course, there are times when a phone call can’t be answered right away. Be sure to specify in your greeting your days/times of business, check voicemails on an hourly basis at minimum, and return calls promptly. E-mails should also be checked/returned right away, even if it is simply to acknowledge, “I received your e-mail and I will get back to you within 24 hours.”
Communication is key to any real estate transaction. If you and your client communicate by e-mail, then be sure to answer the e-mail.
Below, are some reasons buyers leave an agent:
Poor communication skills
Cannot adequately answer questions
Seems unfamiliar with the neighborhood
Shows you homes that do not fit your criteria
Does not respond promptly to inquiries
Appears more interested in his / her own needs than yours
Gets easily confused or distracted from job at hand
Personality does not match well with yours
Lacks a visible quality that is important to you
Seems to have weak negotiation skills
If your new agent is better than your first agent in all or most of the above aspects, it's probably a good idea to switch agents.
