There are Real Estate practices that are standard procedure. They must be part of every transaction. Getting things in writing, doing diligence and being available just to name a tiny few. The BEING AVAILABLE is a biggie with me. How can you move a big ticket item effectively and efficiently when your communications are not running at optimum? Not being available is the KISS OF DEATH

THE PARTIES COME TOGETHER

What is optimum communications? Well two complete strangers...let's call them buyer and seller come together with their agents and for a short period of time must take a transaction in the hundreds of thousands of dollars and move it from one person to another. It is done in steps and those steps is where we must be available to each other...without fail for this short period of time usually 30, 60 or 90 days.

WE ARE THE BUCK STOPPERS

What do you say to anyone in today's smart cell phone world where texts, emails and phone calling is available to all at the snap of a finger and they are NOT contactable, available or responsive. Remember, the deal has its own wants and needs and we the agents are the messengers of those dynamics. Failing to make ones self readily available to connect the dots allows jeopardy to enter in

FIDUCIARY

In fact that is the expected part of the package that comes with hiring an agent. The agents are now responsible for the buyer and the seller and their welfare as well as outcome. It is called Fiduciary. The seller or the buyer may or may not answer or communicate as well as we would like but the agents are never excused from this responsibility until they have completed it

COMMUNICATIONS

As a high level communicator when it comes to personal or business matters, I also surround myself with my like kind. My team talks and is available and when we have problems it is not because we couldn't get a hold of each other. That includes escrow, title, repair people, inspectors and the lender too. The problems lie elsewhere but never in communications

READY AND NOT READY

When I list a property, I look forward to that first phone call. How you start something often determines how you will end up. Today, most calls come in from people who want to move forward. The looky loo has taken a back set to the buyer on the move. Multiple buyers are out there and they are looking for responsive agents and properties to buy. Savvy buyer agents have their clients ready to perform.

WHEN SAVVY MEETS SAVVY

When a savvy buyer agent meets a savvy selling agent, hold on to your escrow hat because things are going to happen. My emails and texts fill up quite rapidly forming a history file of where we are and what we are doing. I then share that with my clients and the air is filled for all to breath successfully that a deal is on track.

DON'T RED FLAG ME

If I detect that I have to chase anyone during this window where we are trying to put a deal together, I address it right there and then. If I don't get the right answers, perhaps that is an early sign of things may not work out. When everyone is communicating effectively, it s a matter of brief time that a transaction will close

Smooching with the Kiss of Death which in this case is not being reachable? KISS NOT

Nothing kills a deal faster than lack or mis-communication. Sort of a reverse correlation, the slower you return calls the faster the deal goes south. Nice post!

Sometimes I can see you are spot on. I will say (for myself only) I have so many clients and constant interruptions there are times its hard to get a hold of me but rest assured each and every one of my borrowers closes ON TIME and with NO drama!
