Things of value you should leave with homeowners when door knocking.

Door KnockDoor knocking. Many of us real estate agents don't do it. Yet Door knocking is a great way to generate solid real estate buyer and seller leads. So those of you real estate agents who have had success with door knocking,what are your top five things of value that you leave either with home owners or at their door in case they are not home when you door knocking?

 

 

 

They say what you do today reflects what happens 90 days from now. And with less than 60 days left till this year is over,I want to start door knocking. Reason why I am blogging on this topic is because I want to start door knocking again. I've learned and know that you just can't door knock once and stop doing it again then expect the telephone will start ringing the same week or even within days. Trust me I know "THAT IS NOT GOING TO HAPPEN". I am speaking from experience. You have to be very consistent when door knocking. Studies have shown that home owners need to receive at least seven touches(pieces of marketing material) from you in order for homeowners to keep you on "top of their mind".

Here are some things that I could think of that you can leave with home owners(Don't leave nothing with anybody unless they are the homeowner) or on their doors:

  • Color flyer of a Just Listed/Just Sold Listing.
  • Color Postcard of a Just Listed/Just Sold Listing.
  • Color Real Estate Market Report with your business card attached.
  • Cost vs.Value report Washington DC Cost vs Value report 2013 (either of that year or previous year).
  • Business cards (You must dress professional in your pictures and they must be current if you are going to include one).
  • Top five renovations you can do to your house to increase its value.
  • Top five things you should do before you put your house on the market for sale?
  • Why you should always have a pre-inspection before you put your house on the market for sale?
  • Why should you always have your home staged by a professional home stager before you sell your house?
  • Real Estate Newsletter.
  • List of houses for sale in their neighborhood/city and state.
  • Door hangers and attach your business card. Have a message with something like "Guess what? I have some great real estate news to share with you about your house or houses in your neighborhood. Call me to find out what it is". Who doesn't like good news? Exactly. Something that will get them to pick up the telephone and give you a call.

 

 

 

 

Those are some "things of value" that I think that you should leave with homeowners when you door knock. But why I think you should never leave your marketing materials with anyone besides the homeowner? You want to speak to the decision-maker face to face. Real Estate is still a people and relationship business. You want to speak face to face with the person who owns and makes the mortgage payments on the house. Definitely don't want to leave it with the children or family relative who has been mooching off of the homeowners for years. Chances are they might not deliver your marketing materials or the message to the homeowner. You can also leave it at their door if there is nobody home.

 

 

 

 

The more times you speak with the homeowner and they see your face,the more you are improving your chances of becoming their go to listing real estate agent when they decide to put the house as well as other houses in that particular neighborhood and/or subdivision on the market to sell their house. The home owner will see how driven,decicated and hardworking you are before you will even get a chance to show to the homeowner that you should be the person to help them sell their house.

Lanre, from an agent who built a career on door knocking I will sY that you have many good ideas. Now you just need to 'Do it!' And 'Do it' over and over and over and over. Pick the four or five things you want to use, leave or whatever and just do it again and again. I started door knocking in September, my first year in real estate. By December I had four listings. One family listed with me in mid-December as the snow was flying in Erie, PA. They said that if she is so determined to walked around neighborhood in snow storm, she will get our home SOLD. We are door knockers. It works! I like to have a list of recent solds and just listeds for the subdivision to give as an item of value when I knock doors. I also visit every current listing in the neighborhood before I knock. It makes me look like a neighborhood expert when I can discuss the condition of their neighbors' homes.

John I just started door knocking again. And you are right. Also if they are some Expiteds and FSBO's in that neighborhood,it doesn't hurt to door knock them too. Thank you very much for your comment.

Hi Lanre,

Mary hit on an important point.  Whatever you decide to do, make sure it's consistent and branded.  Market reports are good leave-behinds, as are newsletters.  One other tip is to do targeted door knocking.  Do research on public records or buy a list from a list broker and find those homeowners who have lived in their homes at least five years.  You'll have higher odds of getting a listing with those people.  They're also more likely to know other people in the neighborhood since they've been residents for a number of years.

Have to door knock in a neighborhood with a great turnover ratio. They say 15% is the norm. Though I could be wrong. Also I said to myself yesterday "ALWAYS. ALWAYS. ALWAYS. Keep track of the doors that I knock and leave your business cards/letters/postcards etc so you can knock on the door again until you speak with the homeowner.It will improve my chances of getting that listing when the homeowner do decide to sell their house. I CAN[T STRESS THAT ENOUGH. Thats for your comment.

@Drew Pearson-So I am putting Market Reports and Newsletters as the top two on my list as leave behind while doorknocking. Now I have to find a company that will help me print some Market Reports and Newsletters.
