A real estate listing is not guaranteed until your client has signed the agreement. This is a Signing a real estate contractgood reason why you should never calculate your commission check before you have done the work to receive a commission check. I know some people who used to do it in my early days. They will get a potential buyer or seller and they will get too excited. Never count your chickens before they hatch. And while I have been a licensed real estate agent for over eight years now,I can honestly tell you that I don't know everything in real estate. But one thing I do know is "A listing is not guaranteed until your client has signed the listing agreement. Here is a perfect example.

 

 

Last month I received a call from a lady who said that she is looking to sell her Columbia Heights DC House on sale. i was happy I am not even going to lie. Average Houses for sale in Columbia Heights are selling in the low $500s. So if I would to get that listing,that would've been a very nice one for me. Plus I would've used the listing to generate more buyer leads and possibly seller leads if I market it right. So we talked and I told her everything that we need to do before we put the house on the market. After we finished talking she told me that she was going to text me her e-mail address so that I can send her the pre-listing agreement that I said I was going to send to her. And she did. But that was the last I heard of her.

 

 

I sent her many e-mails,called and left messages on her voicemail probably every other day. I even texted her as well. I even sent her a handwritten note card with a $10 Starbucks gift card on Christmas. Well after calling and calling her,I was finally able to get a hold of her. I asked her that if she has gotten any of my messages. She meant to call me she said but she just never had the time too. Really? Why it is that some people can't just pick up the telephone and make a simple phone call yet they can do everything else. So she tells me that she found a buyer. Really? Yeah!she found a buyer and the house is already under contract. She didn't use a real estate agent. Last week I called she told me that the house has sold.

 

 

I wanted to ask her if a real estate investor brought it? Or how did she come up with the price to sell it for what she sold it at? Or how come you are very unprofessional not return any of my calls. But I didn't. I just took it as a loss. But I did ask her if she got the handwritten card with the $10 Starbucks card,she said yes. After that I congratulated her on the sale of her Columbia Heights DC Home,I told her if she knows anybody who is looking to buy or sell a house that she should please tell them to give me a call. She said she will. Hopefully she refers some people to me-We'll see. A listing is not guaranteed until the listing has been signed by the home owner. Yeah! Now I know.

Hi Lanre - that sounded like a tough one to lose. However, everything has to align in order for a transaction to be completed. Even after a contract is established you just never know.

Lanre, all too often we see new agents calculating their commission checks prior to a having a fully executed Listing Agreement.
