You Don't Need A Palm Harbor-Clearwater Real Estate Listing Specialist To Sell Your Home 

 
The market is getting better, more homes are selling in Palm Harbor-Clearwater Florida and there are fewer homes for sale than there has been since 2006,  So, why would you 'hire a professional like me" to sell your home?  Great question and we will get back to that in just a minute but first lets discuss the reasons for selling by owner.  Here we go:
 
Reasons For Selling By Owner
1. Save on listing commission and possibly pay no commissions if you find a buyer on your own that is not being represented by an agent.  Let's assume just for the sake of this discussion that the total fee is 6% with 3% going to the listing agent and 3% going to the buyers agent so your saving potential is 3 to 6%.  
2. You have had a bad experience with a Realtor in the past.  A lot of expired listings turn into For Sale by Owner for that very reason.
3. No one knows your home as well as you do and besides "you have sold several of your own homes in the past.
 
Reasons To "Hire A Professional Like Me"
1. Most buyers, almost all buyers see the value in working with a Realtor so chances are very good that even if you are successful in selling your home by owner that you will at the very least pay a fee to the buyers agent.  Again, lets assume that fee is 3% so your potential savings is now 3%.
2. Most homes selling by owner are selling at 85% to 90% of what homes being represented by a professional are selling for and The Dietz Team is selling an average of 12 homes per month at an average of 97% of the list price.  Simple question, is there a possibility that the buyer will offer you less money because they know you are not paying a Realtor to market your home and represent you?
3. The average home being represented and marketed by a professional Realtor is selling in less than 60 days in Palm Harbor-Clearwater.  If you successfully sell your home by owner but it takes you 120 days and your holding cost is  $2,000 a month, how much money have you saved?  How much have you saved if your holding cost is $4,000 a month and it takes you six months to sell your home?
4. The best buyers on the market, buyers that are ready willing and ABLE to buy a home are working with Realtor's.  If you were a Realtor and you have a Ready, Willing and Able buyer that is going to buy a home in the next 30 days, what properties are you showing them?
5. Here's a question to prove the fourth question.  If you have ever tried to sell your home by owner, has a potential buyer asked you if you would consider owner financing or a lease-purchase?  Why do you think this is?  What type of buyer is this?
 
I could keep going by the way and list several more reasons to 'hire a professional like me" but here is the bottom line.  Seventy Five percent of For Sale By Owners end up hiring a professional to market their home and of the other 25% that do sell successfully by owner, most would tell you  they would "hire a professional like me next time.

We tried to sell my house on For Sale by Owner for one month. We were attracting  the wrong buyers. It was either Realtor's trying list my house or investors that wanted to "low ball' us.
