Pet Smelly homes

If it smells, it won't sell!  These are words that I heard in the first few months of having my real estate license.  This is not exactly true. I have an investor who tells me if it doesn't smell, he doesn't want to see it.  More accurately, the phrase should go, "If it smells, it won't sell for the most money in the fastest amount of time."  It won't matter how much granite you have in the house, or how shiny those hardwood floors are. 

Whether we like it or not, our pets create damage and smells in homes that non-pet owners often times find offensive.  I know that when I go to sell my home, there are 2 doors, the trim and sheet rock around those doors that will have to be replaced.  My 4 large dogs are excited to see me when I get home and they have expressed that love by jumping on the walls and the door and have scarred both.  None of them were intentionally destructive, any more than a child who spills red Kool-aide on the carpet is intentionally destructive. 

It doesn't mean that you are a bad pet owner; it simply means that if you want to sell your house, you will have to deal with the issues that owning a pet entails.  I once had a buyer who purchased a black light and brought it with im to inspections.  He had a male cat who would find those spots that had been previously marked by another cat and would remark them to his territory.  My buyer didn't cancel the contract or even want to renegotiate the carpet. He just wanted to know where he was going to have pull the carpet up, seal the floor underneath, and have the carpet treated by a professional to remove the smell.

Hi Suzie, You're so right! The difference sometimes is homeowners knowing that they have pet odors and those that have no clue. This goes for food, cigarette and other smells as well. It's our responsibility as listing agents to let them know that this can affect the price..or sale.

I so agree, Cindy! When it comes to either pets or children and pointing out either smells or damage to seller's who don't have a clue, reminding them that it doesn't mean that they are bad people is helpful.
