2013 has been a great year for sellers. Most of my listings have gotten full price or above offers. Why? Two words..."Low Inventory". When it comes to selling a home you can't beat those two words. It appears that situation will remain through early 2014 but by spring things are changing. 

Builders have been hammering away, pulling permits, leveling land and pouring concrete. The market is about to change. New apartment complexes are about to open, new subdivisions, empty lots now have custom homes started.

Low inventory here in Manhattan is definitely the main story here also.  We also see a lot of new development condominiums in the pipeline, but the developments are primarily targeted to larger apartments and the luxury segment, so the entry level price points remain without much inventory.

It may be true this is the last great seller's market. Lending requirements are changing and it will dash hopeful home buyers' dream of homeownership. Home affordability is becoming more of an issue.

Where are are areas with low inventory, buyers must be prepared.. and ready, willing and able to make an offer!  It is difficult for many buyers.

Alan, I would also add that in addition to inventory lending changes are coming the first of the year and we will all be on a learning curve for that as well making the last quarter of this year look even more attractive for buyers.

Same situation in Mesquite, Nevada. You can hear construction all over town. Now to get buyers to understand that they can take a realtor with them when they are trying to negotiate a deal for a new build.

Inventory will stay low in existing properties until an interest rate rise. The lure of a refinance at low rates is a siren call to many because staying in a home offers certainty and low rates is economic certainty. When rates rise there will be more people on the market in my opinion.
