Sellers' Agent vs. Buyers' Agent - Was I a Bully?

A home I have listed for sale has been progressing quite nicely through the normal sale process.    We immediately received two offers, and within a fairly short amount of time, settled on the higher offer and asked the cash offer to be a backup.    Then came inspections - right on time, and the buyers were very reasonable in what they asked for, and my sellers were delighted to cure the majority of the issues.  AAarrgghh

My sellers began right away to set up meetings with contractors to have estimates for the work to be done, and make the appointments for the work.   They found a fabulous tag sale organization, who are tagging and pricing everything in the house that is not moving with them.

We have been waiting for the buyers to sign contracts.   And waiting.   And waiting.      I just queried the buyer's agent this morning as to exactly what was holding up the signing of the contracts?   The buyers' lawyer is telling the buyers to hold off until all of the issues from the inspection are fixed and he has the receipts in hand.     When she told me what the lawyer was doing, I could not believe what I was hearing.

I told her that the contracts needed to be signed by days end, and the issues placed in an addendum (as is customary) - or we would be speaking with the cash buyers by morning.

By 1 pm we had a phone call stating that the buyers had signed contracts!   My sellers are now so happy .. they now feel like they are working WITH the buyers toward a happy end.

Was I a bully?   What do you think?

Heck no, you were doing your job and representing the best interest of the seller. Congratulation on getting the property on deposit.

You did the correct thing. There is no agreement until it is in writing.

Best wishes for a smooth transaction.
