You Just Never Know When You'll Want or Need to Sell Your House

Who knew that just 6 short years ago, that the state of real estate would be in such turmoil.  Homeowners were happily nestled in their current homes.  Then out of nowhere (or so it seemed), they were faced with homes they couldn't afford to keep and owed too much on them to sell.  What to do? What to do? Short selling a home underwater was looking like a pretty good idea to many homeowners until the home went on the market.Outdated house

The Reality of Your Home's Sale-ability

Think back to when you purchased the house.  Remember all of those outdated features that you were going to update but never got around too?  Now you need or want to sell your home and you're thinking "we gotta get this done or that done."  Or more than likely you're thinking "I wish I had updated kitchen like I had planned." 

Buying a Home in Need of Updating

Sometimes home buyers can get very excited about the size of a home, the layout and the unbelievable bargain price tag that comes along with it.  But the real price they pay is the price to update the home to increase it's value.  Homeowners that buy homes that are in need of updating should purchase the home with a plan in mind.  Without proper planning, the combination of tasks will seem daunting.

Kitchens and baths are the biggest draws for most home buyers, so why not outline a plan to do one at a time and give yourself a timetable.  If money is an issue or if you don't want to borrow money for the project, then

  • Figure out how much each update will cost to complete
  • Set a budget and layout out a timetable for achieving that savings goal and then
  • Set a timetable to complete the one update that you've planned for
  • Once that project is complete, it's okay to "plan" to take a mental break to recoup from the renovation, but
  • Be sure to set another plan, in the the same manner as the first to tacke the rest of the updates

If you are not a house flipper and you plan to be in the home a while, you can set annual goals for completing major renovations.

The important thing here is that once you've purchased a home, you have to consider the future and keep the home current, attractive and appealing to you and a potential buyer because you just never know when you might want to or need to sell your home.

That's true Mary, but my point here is that if one purchases a home in need of updates and they plan to do the updates, they should stick to the plan. That plan involves doing what they intended to do to make the home to their liking.  Hopefully some updating is better than no updating at all.

Your post applies to any home on the market that is dated and in need of up grading, however, that shouldn't be a factor in not making an offer to determine if the seller will consider accepting or negotiating. I often wonder how many properties would close if buying agents especially were more creative in selling and not simply order takers. Great post.

You are right, without a plan, deadline, call it what you will however the average people will grow so accustomed to looking at and working with that old outdated kitchen they will put it off. 

I say DO IT NOW and enjoy it while you are living there rather than wait until 6 months before it is sold.

Marte you are so right.  Maintance and updating often fall by the wayside though.

Kimo that may be true, but I think your comment applies to a whole other post. The topic of this post is well beyond negotiating stage.

Dana I am in total agreement with your statement:  "I say DO IT NOW and enjoy it while you are living there rather than wait until 6 months before it is sold."  And I could not have said it better.

I always tell the Buyers who plan on doing a lot of work to actually live in the place for a few months before doing major work (if in livable condition of course). Once they are there, some of their plans will probably change.

Charita many home buyers now getting more and more picky. Sellers should consider this that the home is in move in ready stage so that buyers don't have to do to much. Homes are longer on the market if they need to much work and investors are not interested on.

Seller should always keep i mind if they would buy a house if that home needs a bunch of repairs. Preattier homes priced correct selling faster and for a better price.

Very true. I just had a Toronto home owner contact me to see if they should continue renovating or sell. If they sell in order to find something in better condition or turn key, they will likely be priced out of the market.

Buying a fixer upper is not for everyone.  Most people especially wives, do not want to live in the middle of an ongoing construction project for any length of time.

Great advice, I did a blog on a similar topic awhile back.  Making changes you can afford that have a big impact will increase the value of your home and you get to enjoy them.  When you are ready to sell your home easily competes and exceeds the competition.  Making timeless choices for areas like kitchens goes a long way.

Coming from my background in a community where people simply don't move every few years it's hard to think of a home as an investment rather than as a home. 

I grew up on property my Great-grandparents homesteaaded in 1891. I now live on property my husband's grandfather purchased in the 1930's... 

My feeling is - if the house needs to be updated, do it so you can better enjoy living there.

Your advice is excellent for someone who buys a home that needs fixing up. Your advice is equally valuable to those who want to maintain the new feel and value of their home over time. Various fixtures and feature of a home wear out after a while. Styles change. Sprucing up and punching up and renovating can continue for as long as you own your home.

Sellers then think it's so much work to get their house ready for the market..I'm going through this right now with a seller.  Explaining to them how good the house looked when they bought it--so now THEY have to make it look just as good!
