Real Estate Marketing: Get Extra Mileage From Your Just Listed Cards
Back when I was an agent I always sent Just Listed cards, and while I don't think it necessarily sold any of those homes, it did keep me "top of mind" with people around our community. And since I was the only one doing it, it also showed that I worked a little harder than my competitors.
The cards did lead to a couple of funny encounters – although I didn't think they were so funny at the time.
One lady called to tell me her house was NOT for sale – and she was NOT moving out. Since I always put the address and photo of the house on the front of the card I don't know why she got confused, but she did. After a lengthy conversation I convinced her not to worry – until she found the card again a couple of weeks later and we started all over again.
Another time an elderly man who was wintering in Arizona called because his neighbor had sent him the card. Again, he thought I was trying to sell his house. Finally I convinced him by telling him I couldn't possibly show his house to anyone because I didn't have a key.
In those days we weren't using the Internet like you are now, so the card was just the card. They could call or come by the office, but that was it.
Now you can use the cards to direct traffic to your website to see a virtual tour or to order a market report. And of course, when they order that market report you can capture their names for a drip campaign.
If you want, your "Just Listed" cards could be a huge part of farming your chosen geographical area. Combine them with my Geographic Territory Prospecting Letters (http://www.copybymarte.com/pro/territoryfarmingletters.html) and before long, everyone in the neighborhood will think of you first when they think of real estate.
