This is one of the first things that people looking to move into the area ask about.  With the crazy weather that we've had the past few years, first with Hurrican Irene and then with SuperStorm Sandy, people looking to move to this beautiful Union County town are wary.

I live in Cranford.  I have raised my family here.  Cranford has it all.  It is a wonderful town with a thriving downtown area full of shops and restaurants.  Transportation to NYC via both train and bus make it great for commuters.  And the school system is consistenly ranked among the states best!

But the Rahway River that runs through town, while a source of great pride and summertime fun (thanks to the Cranford Canoe Club), it is also a source of consternation for those who live in its flood plain.  Yes, there are areas, especially near the downtown area, are prone to flooding.  Flood insurance is required for any mortages taken to purchase properties in these zones.  And with the changes in flood insurance from the Biggert-Waters Act of 2012 causing potential increases in rates, this is certainly one of the first questions a home buyer in this area will have.
