Have you run an O & E recently…..on your own property?  Those of us in the real estate industry know that "O & E" stands for "Ownership and Encumbrances."  During the recent multiple listing service transition in Denver from Prime Access to Matrix, I spent some time trying out many of the enhanced features to familiarize myself with new system.

One of the areas was public records, so I decided to look up one of my rental properties.  Public records showed a lis pendens dating back to 2011. This had to do with a survey matter which had been resolved almost a year ago so I was surprised to see it there. I called a title company that I use frequently and ordered an O & E.  Much to my relief, I was sent all of the back-up court documents showing the resolution of the lis pendens.

It never hurts to check on your own properties!
