The information is readily available to today's buyers, but the ability to interpret the information and effectively predict where the values are going, that is agent knowledge alone.  And experience definitely makes all the difference.  It is all hinged on your approach with these types of "informed" buyers as they know just enough to be dangerous...to themselves and their pocketbook.  Good luck to you walking that tight rope!
