 Agents beware!

When I first came into the business, I heard several long-time agents talk about being aware and proceeding carefully when showing property to strangers. Our office has even offered classes where basic defense skills were taught. Also, we were warned to ALWAYS meet clients at the office and if we are uncomfortable with a new person we have a "code" with the front desk where they will call and check on us after 15 minutes or so.

Since the market has slowed some, we don't have quite as many opportunities to show property. If someone called me to show a house tomorrow I would jump for joy and run out with my keys in hand.

But what if that house is vacant and this person is a stranger?

This happened last week in Corona, CA not too far from us. The woman (agent) was raped and stabbed repeatedly. This story, unfortunately, is not the only one of its kind, but serves as a reminder to keep our guard up.

 This isn't something we like to think about, but should always keep in the back of our minds. Luckily this bad guy is in jail now!

And the agent managed to injure him!

Good morning,

Good post. We should always be mindful of our personal safety.

We have an Agent/Broker Networking Breakfast twice a month. Varied topics are covered by guest speakers Just last month we had a Representative from the Sherriff's office, our Community Resource Deputy. speak to the gathering on this topic. We usually schedule him twice a year, more if there are instances of concern in the area.

It is very real and we need to be very aware. One of my former agents was tied up and robbed (luckily not physically harmed in any manner). It happens.....be proactive........

That is horrible news.  That's why I make a point when showing homes to tag along my son with me.  I usually will let the client in first and follow with my son.

Good advice indeed. We should always meet the unknown buyer on some public or controlled ground first. Your office is a good place. One root of the problem is that so many buyers who are just starting out think we're sales clerks who just happen to do our business in houses, and so when they call us to inquire about a house, they "just want to see this house," and expect us to go and meet them there at that one house. And of course, the majority of agents do exactly that.

The problem with that (aside from the fact that it usually leads to a dead end with that buyer, since they are not going to want that house 99% of the time and they're going to be done with us in our sales clerk capacity when they make that decision) is that we do not know in advance which "buyers" are going to be buyers and which are going to be predators. Most will be the former; one of the latter is enough to ruin or end your life.

Not a bad idea to always meet at the office first and if they seem a little funny ask for a copy of their drivers license and explain to them it's company policy. Men should also be on the lookout as well since they can be robbed or have their car taken when they least expect it.

Holly ~ great post... I never meet someone at the homes by myself, I make everyone come to the office, or I drag someone with me when I do not know the client and I have to meet them somewhere.  It just isn't worth it.  I also layout an interary and have it where someone knows where I will be.  Just can't be too careful and with our vacation homes up here, yikes.  I will always go with anyone in the office if they need it.

In my area we get scammers that pose to be buyers and then loot the house.  They come in two different groups, one to distract the sagent the other to grab the goods.  I got some yesterday.  It was a set up and they were not happy that I did not let them go around the house alone.

Linda- You're welcome, while I don't like to harp on negative occurances, this one was close to home. The agent was in a nice neighborhood, at 10 in the morning! Under those circumstances I think I would feel confident as well.

Hal- Having the local sheriff come speak is a great idea! Way to take care of each other with the local breakfast being used for safety advice.

Julie- Wow. With an experience in your own office, you won't soon forget! "Be proactive" is great advice (and would have made a great title for this blog....)

Tina- I am not sure how old your son is, but when we had that safety class they warned us that a robber could use our child against us (threaten my child and I would pretty much do anything!) I have had conversations with my daughter about if a robber came in our home for her to sneak out the back and run to the neighbor's to call the police (or use her cell phone of course), but to get out so she couldn't be threatened. In a showing situation your son could probably do the same.

Dave- Great point about it being a waste of time on top of the looming threat! You're right the odds of the person being a predator are slim but still dangerous and not worth it!

Joe- I did ask for someone's driver's license once before as I was trying to get to know them in the office upon first meeting. I don't use this method all that often because I'm a little embarrassed, but what's a little embarrassment when faced with the other possibility? I think I should get over it! Great point about men! I tried to make the post non-gender specific, but since I am a woman I am sure I wasn't a complete success. You're certainly right, all agents are at risk!

Kim-It's so great that you always take a buddy. I am certainly willing to tag along anytime! I may have to call you on one of my REO visits! I love the idea of your itenerary laid out, it would only take an extra second to recopy the list I print out, I'll do that next time!

Ted- Wow, that is horrible, I would be afraid! I did work in a TV store as my first job and that happened, but alone in a house with a robber would terrify me. Great job making sure they didn't get anywhere!

My goodness.  That's terrible.  Thank God I've never been injured, but  I have been in some less than desirable situations over the years.  Back when I first got into real estate in Dayton, Ohio... I was looking for an address in an apartment complex.  I was to meet a buyer for a consultation.  We used to go to their home in those days.  Anyway... I had a gentleman come up and tell me that I was in a very dangerous area and that I should get back to my car.  He told me that someone like me shouldn't be in that area alone.  I took heed to his warning and called the buyer and arranged to meet in my office instead.  Now  I carry pepper spray with me, just in case.  Thanks for the reminder.  Sometimes, especially when business isn't as busy, we may not be as careful when "opportunity" comes knocking.

Katherine- That is certainly true! When I was a single mom, I worked nights in a bad neighborhood (doing dispatch for a  trucking company) One night I had to get gas and a group of guys parked next to me (after first pulling up on the other side) when I saw them coming I quickly got in my car and locked the door, they were knocking on my window and trying to ask me questions then started to call me names for my lack of response! Scary enough reminder for me! I'm glad you got out of there when you did!

Very true,

When I was a new agent in 03 I received a floor call from someone wanting to look at listings ,I took a male Realtor with me the so called buyer asked me never to bring a male with me again . I did not show him any listings after that ,I asked my broker to get him another Realtor and told him why , The buyer then told the broker he did not want a male Realtor  , he went somewhere else .
