As with any professional home stager you talk to, they'll agree this is a common response to consultations recommending certain improvements.  It's a natural reaction, especially to people who are from a generation that bought and sold houses for years. This of course, happening before several factors came into play to change the approach to selling real estate in the 21st century.

First being lifestyles. Life is just so darn busy! Work, housework, kids, kids' busy lives, family. And if they're in the sandwich generation where they have both kids and parents to care for, they're stressed to the max. Who has time for home improvements? If you have a product to sell and you don't want to wait for that special buyer who wants a project, then you have to find out what appeals to your target market and give it to them. I know, you're busy too, you relate to this description.  

This second factor explains why potential buyers' busy lifestyle trumps yours to motivate you to make your property move-in ready. The economy. According to a recent article I read in the Huffington Post, higher prices and an increase in mortgage rates have made home affordability more of a problem for the average Canadian family. It also goes on to say it does not expect the Bank of Canada to start hiking rates until sometime in 2015.  What does this mean? It's cheaper for buyers to purchase a property move-in ready than to make home improvements on credit.  Or they do it the smart way to wait and save for it, taking money out of their monthly cash flow.  Realistically, when's the last time you knew someone 40 under wait for anything? Right. Another point is that they'll have a better monitor of affordability long term if they have it built into the purchase price. 

Third, and it's a biggy, the internet. It changed where the first impression is made - online.  The vast majority of buyers turn to their computers when searching for their next home. It's what they have time for.  Photos sell the interest to arrange an on site viewing around their busy schedules. They have to be awesome!

If you want to maximize your chance to sell in today's buyers' market, you need to upstage your competition and to do that you need to prepare, prepare, prepare.  Then list. Don't wait until your property has become stigmatized.

Am a believer in the Best House for the Best price is the one that sells. Sellers job is to get the home ready to sell so it accomplishes that.

I am confident sellers generally have intention of preparing their home for sale, like decluttering and cleaning, (crossing fingers) but it's those that can't see the value in bringing their homes into the 21st century and in dire need of updating. Sadly they are still difficult to convince to invest before they list and therefore wonder why they are sitting on the market.

Absolutely agree with your post, preparing a home to sell is so important in the overall feel that a buyer has when they walk through, and typically the money spent is paid back in a higher price received, and a quicker sale time. Homes that sit on the market get much lower prices, it's much better to prepare the house and put it on the market when it is ready!

For us it's now a seller's market, but it still makes sense to spend a little money to make sure your home stands out from the competition and will sell quickly and for top dollar.

I agree! We are seeing that truly "move in ready" homes are selling quickly, while those that need immediate improvements are not getting offers, even after price reductions.

Bill, do accept a listing not adhering to your standard? I hope I've learned enough lessons to decline instead of wasting my time. It's so difficult to walk away at times. Jay & Michelle, I agree. It is that simple. Jared, wouldn't it be ideal most sellers would agree. I hope some day, sellers become more proactive and not reactive. Aaron, that's wonderful and yes, the added attention goes toward maximizing the value. John & Shannon, I think buyers see the benefits to using cheap mortgage money for move-in ready than to work off their monthly cash flow. Price reductions don't address this. Andrea, I hope one day sellers see the benefit of doing all the work ahead of time so they can relax and know they'll see financial reward. Transitioning is tough enough without all the aggravation and stress of having a property sit on the market. Charles, thanks for stopping by, Happy Thanksgiving!

Sellers forget how visual most people are and that most also don't have a lot of imagination... so it's important to take prospective buyers to that "feeling' that the house they are looking at is "finally home."

I think that today's sellers need to be reminded of what their competition looks like and how buyers make a snap first impression from what they see online.  I always show my potential sellers their best looking competition and ask them which house they think buyers will choose.  It gets the point across quick, especially if you can show them pending listings that have fabulous pictures and went under contract within a few days or weeks.
