Short Sale buyers don't understand "AS IS"!!

Don't forget to explain the term "AS IS"
to your Short Sale buyers.

They need to understand just because
the seller still lives in the home,
they still will not do any repairs.

I have seen buyers try to walk away because there are a few cosmetic things wrong that they claim
were not wrong before.

Most likely there were but you were not as critical when you first saw it. Chance are you were to into getting this great price, and did not notice it.

Buyers if they are not fully aware can
have a deal blow up in there face!

Some advise is to talk about this more than once. Even you they say they understand.
The chances are they still don't git it.

I do not fully agree with the term As-Is all homes are sold this way. This is certainly the case when it comes to inspection time. Many buyers want a good reason to go back to the seller with something.Many buyers assume some law is in place that a home must be in safe and proper condition at time of closing.Many of my conversations with buyers is the sellers in any type of sale do not have to correct any type of issue.

Sometimes it may be required to get the mortgage. But if it is an as-is sale buyer may have to do the repairs themselves.
