I have an overpriced listing which the owners refuse to reprice.  Another mistake, thinking that owners would re-price during the listing.  Nonetheless, I decided to hold a mini open house at the listing, not to sell it but to see who might stop by (i.e. to get leads).  Good thing I did.  The first person to visit was another neighbor/owner who had called me the day before.  She'll be ready to sell in about 3 months (original owner).  We sat & chatted for a bit & she left with some information on the house, the market, my newsletter, etc.  The only other visitor was also a neighbor--who happens to invest in properties.  She's interested in the house for her mom.  Another visitor with promise. 

Normally, open houses are unproductive but I consider Saturday's effort very worthwhile b/c it brought me face-to-face with a prospective seller & buyer.  And that's what it's all about.

Dalia, great job, it is good to know that there is some good from open houses.  Our experience with them has not been real productive!

Dalia you never know when the opportunity comes. I remember once having an open house and only 1 person showed up. She came in the next day to sign the contract. There ya go. 8-)

Dalia - That is good that you got two leads from your open house. You never know if they are going to be productive or not. Have a good St. Patrick's Day.

Open Houses are always iffy....I held one a couple of weeks ago that no one showed up until I was packing to leave. It turned out to be a lady I had spoken to on the phone the day before and she made a cash offer on the house!!!! The sellers did not accept, but I gained a client :)
