The final-walkthrough of a home before moving in is one of the most crucial parts to finalizing in purchasing your new home.  This is to ensure that everything is in place and that all agreed upon repairs were made by the homeowner, prior to moving out.  Make sure that no new damage exisits from when the homeowners may have moved out.  Definately check all appliances to ensure they are all in good, working condition and if a pool was included in the purchase, be sure to check and make sure that it works as well. Before closing on the house you have purchased, document anything that isn't up to your standards before signing paperwork and moving forward with the closing. We had a final walk-through where the Seller had dug up and removed some of the rose bushes from the yard.  I called the Listing Agent and said the Buyer was not happy.  The Listing Agent had a Landscaping company come out that afternoon and replace them!

We found a gas leak at a house on a final walk through and  the listing agent tried to tell me that it had been fixed- we insisted on getting it checked- it saved my client $400.00!  Walk throughs are definitely important!
