The location of the University of Victoria (more often referred to by the locals as UVIC), straddles the borders between Oak Bay to the south east and Saanich. The University of Victoria is ranked 8th in the Canadian Version of Times Higher Education Rankings for 2013. From UVIC it is only minutes to the Beach at Cadboro Bay, Shopping in either the Cadboro Bay Village or at Shelbourne and MacKenzie Ave, where you find Tuscany Village and University Heights Shopping centres.
It is about 20 minutes to Downtown Victoria, and the Airport is about 30 minute drive, with the travel time to the BC Ferries terminal in Schwartz Bay is about 45 minutes. 
There are excellent bus services from and to UVIC, check the BC Transit site for details and students traveling with bus fees discounts or even free to students. Cycling is very much encouraged for all students living on and or off campus. Greater Victoria is proud to offer many cycling lanes as well as a good number of traffic separated trails for pedestrians and cycling.
The Campus is also home to many deer, owls, squirrels and lots of other resident wildlife, Cougar sighting's are rare, but it is believed that at least one has found a home on the UVIC Grounds. Much of the Surrounding areas to UVIC was developed in the late fifties, thru-out the sixties and seventies.
If there is any construction in the area now, it is typically for the redevelopment of one or more of the older homes to a higher density land use and or upgrades to existing homes or complexes. Many Single family homes in the area surrounding the University of Victoria are situated on plots of approximately 6000 to 9000 sqft, with the homes being between 1100 to 2000 on one level often with partial or full (above ground) basements.
Many of the homes that originally had unfinished basements have now been converted to contain some form of living accommodation, either for the in-laws, students as room and board accommodation and even completely independent accommodation (although technically not legal still).
