Why
Selling your home whether you live in Frisco Texas or Seattle Washington, is a big decision. The first question is why: Why do you want to sell your home? There could be number of reasons both good and bad: relocation, laid off, retiring, divorce, won the lottery, ill parents, etc.. It is important you understand what is driving this decision. Sometimes it may be better to stay where you are currently residing.

The first question I am asking people who want me to list their homes is: Where do you plan on living once you sell your home? In our current local market of Collin County, homes are going much faster than before. In certain areas homes are selling almost before they are on the market. Of course there are still areas and homes that can take 60 – 90 days or more. However, it is important to know where you are going so that when that right buyer comes along, you are ready to move.
What
Most homes that are being lived in today are not ready to sell tomorrow. Another thing to be asking yourself is: What has to be done to prepare your home for sale? Allow yourself some time and budget to invest in your home to make is ready for sale. Now some people may not have any money to invest, there are still things you can do or can get help doing from family, friends or a volunteer that can make a big difference in the speed in which you receive an offer and the amount of that offer.
How
Many people have heard of the unattainable triangle: quality, speed, cost triangle – pick any two. This leads to the fourth question: How fast do you need to sell your home? The speed in which you sell your home can be adjusted. The further below market value you price your home the faster your home will sell. However, that really does not help your profit margin. It is important to find the right balance. If you have all the time in the world to sell your home, then holding out for a higher price might work for you. Depending on your need, you have to find the right balance of these three items. This answer can be easily impacted by your very first answer: Why do you want to sell?
When
If you know how fast you need to sell your home, then the next question to answer is: When will you be prepared to show your home? This is directly tied to your speed answer regarding how fast you need to sell your home. If you need to sell your home ASAP then it becomes critical to work through all the steps to getting your home prepared for sale. After that it is really important you consider this like you are selling any other asset. This is no longer your home but merely an asset which you are trying to sell. If you can provide access to view your home 7 days a week with minimal notice between 8 AM and 8 PM you are doing fantastic.
Who
