The Real Estate Market in Florida Is Not As Seasonal As You May Think

One question I get from sellers quite often is " What is the best time for selling real estate in Florida?"

The answer may surprise a lot of northerners, but there isn't a large variation from month to month here in Florida. I am from New England myself and we are all conditioned to a selling season that starts in the spring when the snow is gone and slows down when school starts.

 

Here in South Florida we pretty much have a year around selling season. Some months are better than others, but activity is much more consistent than in the colder climates. Look at the chart of closed sales in Broward County in 2012. Would you believe that January is the slowest month and June and August were the busiest months? Keep in mind that there is 30 to 45 days on average between when a property is sold or put under contract and when it actually closes escrow. So it's really around the Holidays when activity is worse and early summer when it's the best time for selling real estate in Florida.

I can understand why a seller would want to avoid putting a property on the market when people aren't buying. However, as you can see there isn't a whole lot of difference from month to month here in South Florida. Fortunately for us here in Broward County sales are fairly consistent throughout the year. We averaged right around 2500 units per month in 2012 and stayed within 10% of that average throughout the year. I would recommend  buying or selling real estate in Florida when you need to and don't worry too much about timing the market.
