The Real Estate Market for Davis County.  Utah - Just the numbers baby!!

The inventory is slightly down - prices are mostly holding and may even be down slightly.  Not unusual for this time of year.  

Current inventory is 1,481 (1,650 on 10/22) residential properties on the market which is down from last month (130 of these are either under construction or to be built - which is fewer than last month - 134). Might be time to build

How does the inventory relate to the current market?  So what does the past 30 days really look like?  

323 New Listings

347 Sold

240 Expired (not sure how many of the 323 are simply relisted expireds but the number of expired listings is way up from last month)

We have a total of 480 homes are "under contract" (269 in the past 30 days) which for those of you who use different vocabulary they have a sale pending.  

 At this rate you can see the inventory shrinking

Overall the market is slower than it was during the summer.  In my opinion the government shutdown really impacted the market here and uncertainties related to that continue to plague home sales.  Hill Air Force base is far and away the largest employer in the area so a lot of local folks are affected by what the government does.
