A pre listing inspection is a very good way to go for the seller. In many cases when inspecting homes there are issues that the buyers want to have resolved before they close on the home.

That is why a Pre listing Inspection is needed. there are skeptics out there that say "it's a waste of time and money".

Really? I want the home to go to closing with little or no wants by the buyers. I would rather not find anything when inspecting a home than find a lot of issues that need to be resolved.

On this recent Pre Listing inspection, I spied the water heater. Boy oh boy, this was a water heater that was on it's last half leg.

Take a look at what I saw when inspecting this pre listing inspection.

Leaking water heater.

This water heater was leaking in several areas. There was actually steaming water on top of the water heater. I recommended the replacement of the unit.

The home owner then told me, "I can ave it replaced tomorrow can you come back"?

I told him no problem and returned after I got the call.

Here is what the home has now.

The new water heater will go a long ways when a prospective buyer looks at this home.Here is a before look at the leaking plumbing.

Plumbing leaking before new unit. Then after the issues were resolved with new plumbing components.

New plumbing for water heater. The only thing left for the home owner to do was to fasten the stack in place and metal tape the seam.

he was going to the hardware store to get the metal tape when the inspection follow up was completed.

I'm a great believer in pre-listing inspections where/when warranted. One of the first questions I ask prospective sellers is when they last had their home or major mechanicals inspected and/or serviced. And sometimes just looking at the condition of a home tells you we need to find out all the kinks before listing.

Not bad! I envy you getting a pre-listing inspection! I have been trying to crack that market for years, unsuccessfully.

Out here the counties don't like to see PVC on a TPR valve with a gas unit. Personally I don't understand why not, but they don't.

The pre-listing inspection is common here Clint, it goes a long way in lightening the load of buyer concerns and makes sellers aware of what will be a problem at the time of sale.

I get some Pre-Listing inspections occasionally, but it's a hard sell here.

I've found even with a inspection if the buyer gets their own inspector (not the original inspector) the new one will find an issue no matter how small or large.

I get about six a year. Not many but a start. Here they allow PVC or even CPVC as well as the copper.

Yes it was. After they pulled it out the back of the unit was all rusted out from leaks. Not seen with a visiual inspection.

Hard to sell here as well don't get many in a year but a few of them. He didn't look at anything before I inspected the home. he had no clue the water heater had leaked. It was about a week from total failure.
