I remember selling my first HUD house. In those days we did not have the internet . I was at the office on floor duty and a couple walked in.
They had a list of HUD homes and among them there was one near my office.
They said they wanted to see that house and place a bid on it.
My office did not have the keys nor the forms.
The buyers had purchased a house in the city and knew where I could get the keys and they had a blank forms.
They made an offer on the house . I had to go to the HUD office in the city to drop off the paper work.
I had to call them the next day to see if my buyers got the house.
I was excited that their offer was accepted and my commission was $500/ to be split 50/50 with Broker.
It was a good experience because it gave me knowledge and confidence to sell many more homes. In those days not many agents knew how to sell HUD homes.I got to know many people at the HUD office as I used to always call to see if a bid was accepted.
When I changed offices I got all the papers needed from HUD office so my new Broker could be a registered Broker so I could sell HUD homes.
Some of the buyers referred others to me and that was a niche for some time until they started posting in multiple listing that was online and bids had to be submitted online. Now most agents are HUD registered agents,.
But my first HUD deal was a big deal and I got $250 commission.
