Selling your home during the holidays

The holiday season is a time of peace and joy, however for home sellers this time can be rather stressful trying to balance open houses and showings with family and holiday gatherings, and has been considered the worst time to put a home on the market.  While the thought of selling your home during the winter months may dampen your holiday spirit, the season does have its advantages: holiday buyers tend to be more serious and competition is less fierce with fewer homes being actively marketed.  Conventional wisdom used to be that you shouldn’t even try to sell your home during the busy holiday season. Potential home buyers were too preoccupied with attending parties, cooking meals, buying presents or planning vacations. With all that going on, there just wasn’t time to ride around with a real estate agent, looking at properties.

But with the Internet, smartphones, tablets and our always-on lifestyle, that conventional wisdom isn’t relevant any more. The reality is, the home buying season is now year-round.

So, I offer friends and clientele in my neighboring communities - Ahwatukee, Chandler, Gilbert Tempe, Mesa - a few ideas to enjoy the seasons cheer.

·         First of all, remember that your potential buyers may have a busy schedule and be in a hurry. Be as flexible as possible – the more showings the greater chances will be for a fast potential sale.

·           Make the necessary time for family and holiday traditions, but you’ll also need to be willing to make compromises.  This means putting some holiday plans on hold and keeping decorating to a minimum. Homes often look their best during the holidays, but sellers should be careful not to overdo it on the decor.

·         Make time to plan fun and interesting activities outside of your home while your home is being listed.  Take the family to a nice restaurant, to a movie, or to any of the wonderful holiday events going on throughout the holiday season. No matter how much you want to sell your home, do not miss out on family time and holiday spirit. Our cities – Ahwatukee, Chandler, Gilbert, Tempe and Mesa are full of holiday activities, stores for shopping, and special community events that host the holiday spirit.

·         When selling a home emphasize its best features and draw attention to the positive aspects of your residence. Home buyers are likely to start their house hunt from the comfort of their homes by browsing listings on the Internet. Make a lasting impression by offering lots of flattering, high-quality photos of your home. If possible, have a summer or spring photo of your home available so buyers can see how it looks year-round. After all, a good photograph is worth a thousand words that can really help with the sale.
