I'd like to pass this checklist on to anyone who is interested.  When you are deciding whether to list or not with a seller, the following issues are important to discuss with a seller to determine how motivated they are to sell their property.  The more the seller answers yes to any of these questions, the more motivated they are.

1. List slightly below market price

2. Seller to pay costs

3. Post date a price reduction sheet

4. Full term listing agreement

5. Easy access

6. Yard sign

7. Seller to redecorate

8. Immediate possession (if possible)

9. Extras included (appliances, etc.)

10. Preorder inspection

11. Home Protection Warranty

12. Avoid contingencies

Multiple pictures entered simultaneously with the listing data!!

Brochure Box kept full with multiple pictures and neighborhood information.

A Home Book in the property showing seasonal pictures as well as pictures of the property furnished if it is vacant.  Information on the neighborhood schools as well as neighborhood demographics.  This can be supplied by a title company or, my preference, ourselves with e-Neighborhood.

Any addendum that are required by your state in the property, available to the buyer and the buyer's agent immediately if needed.
