Mesa County Colorado Real Estate Market Update October 2013
Sales in Mesa County are up 3.47% year to date as compared to this time in 2012. Information provided courtesy of Land Title Guarantee Company tells us that sales in Mesa County for October of 2013, however, are down just over 3% as compared to October of 2012. The average sales price is up 3.66% YOY to 2012 at $188,868 from $182,205. The median sales price increased by 9.9% from $156,500 in October of 2012 to $172,000 in October of 2013. Year to date, our median sales price is $166,250.
In addition to sales and median home prices, comparing October to October of last year, inventory is up over 11% year to date and the days on market a seller can expect it will take to sell has increased 6.5% from 132 to 141.
The data show signs of continuing recovery in our market with sales currently at a rate of over 6% more transactions so far this year as compared to all of 2012. Foreclosure filings are down nearly 38% from this time last year and foreclosure sales are down 28.5%. While our real estate market depends heavily on that health of the labor market and employment, we are trending upwards ever so slightly and even though we will hit some winter lows it is predicted that our recovery will continue through 2014.
