My personal opinion:

Sellers want an agent who will aggressively market their property…but an open house is not  one way to prove to them how aggressive they really are… I can create more leads for a house in 3 hours using Craigslist alone than sitting serving cookies to visitors . .that may or may not have bad intentions towards  my clients.

There is a place for open houses…

 

For sellers. .yoru  agent should advise you honestly on this. . .

 

Open houses are a noncommittal way for tentative buyers to get more serious.

Their first step in the long process of buying.. from a market-wide perspective, that’s  more help to the agent, but it's less so from a home seller's perspective

 

that need to sell now!

To tell the truth, I have had only one buyer ever come through an open house.

I don't do many and most all are currently lived in.   I seldom get a buyer for a different property from an open either

Years ago, I picked up a buyer from almost every open house but it is not as easy as it used to be.  This year, I picked up 2 buyers, out of probably 5 open houses total. Of course, let's deduct points for the prescription drugs stolen during one. :-(

Fernando...more than half of our sales have come from open house events on weekends....

I am not a fan of open houses at all and have yet to obtain a buyer as a result of one.

Fernando, I didn't have any buyers as a result of open house events this past year, but then again I only hosted about seven open house events in 2013.

Fernando:  I think you're right ... in many areas, Open Houses have lost their steam.  Still it seems hard to convince Sellers of that fact.  Some cling to the traditional ways of selling a home and want to SEE something being done.  Someone with your talents that can provide hard statistics has a much better chance of convincing those Sellers, I think.  It's obvious you have a vision and the determination ...

Barbara, there is a difference in open houses when the houses are new construction. .

I do feel that an open house works for that. .

My main objective with this post is that almost never in a traditional sale. .a buyer is found for that particular listing.
