A Really Big Deal
To get back into the swing of blogging, I've decided to participate in ActiveRain's Really Big Deal Challenge.
Roughly about 3 years ago, I listed a really hot property for sale. There was a bidding war on the property and the offers coming in were over $100,000 above asking price! The winning bid came in through another agency. A day later the buyer wanted to bring his parents to see the house. Another day later, offer was withdrawn. Parents didn't like the house, etc.
So, notice goes out that offer fell through, submit your highest and best, yadda yadda yadda. My buyer comes up with the highest offer. Over $70,000 above asking price. Yippie! Huge CASH deal and I'm acting as a dual agent.No mortgage, 30 day closing .. oh happy day. This is a Really Big Deal!
Or so I thought.....
Attorney Review Period is sailing along smoothly. Final day of Attorney Review we should be officially Under Contract. Not in this case! On our final day of Attorney Review, my seller DIED!!!! (The seller was sick for awhile, it was somewhat expected) Now our heaven sent Sale, just turned into an Estate Sale from Hell.
If any of you have ever done an Estate Sale, especially in New Jersey, you know that's a whole new topic/post.
Fast forward almost 4 months later, after endless legal documents were transfered, inherited, taxed, signed, ordered, delivered, soul sold to the devil aka state of new jersey, we're now just hours before closing. The house was to be delivered vacant and empty. Key was to be left in a super top secret extra special hiding place for me to give the Salvation Army access to come in and remove all furniture. Where's the key? Yea...
The furniture MUST be removed, it took weeks to get an appointment with the Salvation Army, closing is a few hours away. My wonderful Executrix is nowhere around, on the phone telling me try the windows! Guess who climbed through the first floor window, in a skirt and knee high boots in front of the entire neighborhood? Yea...
In the end, closing was a success. Both buyer and seller were extremely happy, agent was finally happy when check cleared.
Moral of the Really Big Deal story, nothing is ever easy or handed to you. In the end it's all about going above and beyond and doing your very best for your client.
