First of all what is marketing? Marketing is an element of sales. When you learn how to effectively market you will never have to make another sales call again. Why? Because you will be too busy handling the business that you are getting from your marketing.
Just think how nice that would be! No more worrying about next months business, how you are going to pay your bills, what you are going to do, or stressing about finding business. Business comes to you.
Marketing is a process, much like fishing. First you put the bait in the water and wait. When you catch something you measure it to see if it is worth keeping, if not you throw it back do it again until you find a fish that you can keep.
Just like fishing, you must test different techniques and markets to advertise in. The secret is knowing the basics of marketing and then keep testing and testing until you get the results you need.
Marketing is working smart. If you really want to build a real estate business then you need to know how to effectively market. If you are a real estate agent or broker your whole business is based on the fact that you can market a product. Yet what I see is a lot of people telling homeowners things that they themselves don't know how to do!
Yes the MLS is a great marketing tool. What would you do if you didn't have the MLS?
The MLS should only be one tool that you use to market a property for sale. Sellers will see less and less value in real estate agents the more the Internet replaces the need for a MLS.
The time will come when there will be no need for a MLS. Then what will you do to market a property? Marketing is the key to this business. When you become great at marketing you will be successful in real estate.
I would find it hard to believe that the MLS will cease to exist....ever. First of all, as long as buyers see a need to have a buyer's agent, then the MLS will continue to exist. Second, many of the biggest real estate websites out there, pull directly from Realtor.com, which obviously pulls information from the MLS. Is there another way out there, that I'm not aware of, to post a home for sale on Realtor.com?
Most of the listing information on the internet is there because of the MLS, so what would happen if the MLS wasn't around? Well, then Realtors would be far busier doing things the old school way, or in my opinion, the less productive way.
