If you were wondering where the deals are in Park City and Deer Valley real estate, look no further than ski condos in Upper Deer Valley.
This is an area that has certainly picked up over the last few years but has not caught the type of bid that many other areas of Park City have. Prices are still down significantly from the highs in 2006-2007 and have not moved that much off the bottom.
As the economy continues to improve and Deer Valley continues with it's expansion I believe it is a matter of time before renewed interest drives prices higher in this area.
There are currently 36 condos available in Upper Deer Valley. These range from a 2 bedroom/3 bath 1,336 sq. ft. condo at Black Bear Lodge at $630,000 to a 4 bedroom/5 bath 3,234 sq. ft. condo at Stein Eriksen Lodge priced at $2,999,950. There are currently 3 pended sales awaiting close and 29 condos have sold in Upper Deer Valley over the last 12 months at an average price per square foot of $496. The low sale was $259/foot and the high sale was $861/foot. This discrepancy is due to the wide range of types of condos available from a more entry level product like Black Bear Lodge as well as some older units in need of renovation, to the stately Stein Eriksen Lodge which though it has been around for more than 30 years, retains all of the charm of it's original design and even with the Montage, The St. Regis and the Waldorf Astoria in town, is the only 5 star property in the Park City and Deer Valley areas.
Many condo projects in Upper Deer Valley like Stein's, The Inn at Silver Lake, Sterling Lodge and Stag Lodge among others provide direct ski-in/ski-out access. Others like Little Belle, Black Bear Lodge and The Chateaux at Silver Lake are a close walk away but not true ski-in/ski-out but at the Chateaux they will carry your skis over to the lifts for you if you so desire.
There are other properties like the Ridge condos that are really just past easy walking distance and still others that provide ski-out but you may have to walk across the street to get back home. I can take you on a tour of the area and you can get a lay of the land before determining what location is perfect for you and your family.
If you are looking for the ultimate in pampering and luxury and can afford the multi million dollar price tag, the Stein Eriksen Lodge is for you. If you are looking for a great rental, I would point you in the direction of Little Belle, The Chateaux or Black Bear Lodge. There is at least one large project coming on line in the near future in Upper Deer Valley, the Stein Eriksen Residences. The model for the Stein Eriksen Residences is nearing completion. There will be 54 single family and condominium style residences here that will enjoy direct ski access as well as access to all the facilities at The Stein Eriksen Lodge. There are a number of restaurants in Upper Deer Valley including the Goldener Hirsch and the Cena Ristorante and Lounge at the Chateaux. Additionally, it is a quick 5-10 minute drive from anywhere in Upper Deer Valley straight down Marsac to Main Street in Park City and it's endless dining options.
