IStock_000003725678XSmall SD Downtown Slyline at NightSan Diego City Council will finally be receiving the growth plan for the city that has taken eight years and hundreds of public meetings and formal hearings.

Unparalleled in San Diego's history, the combined participation of input from as many as 50 community planning groups has finally been completed and has generated a new San Diego city plan to be next presented to the city council to buy into the wisdom of the plan as well as taking the fundamental actions necessary to implement it.

This new plan also represents another milestone in San Diego's history. For the first time, the growth plan consists more of redevelopment and infill as opposed to new development and infrastructure.

Critics of the new plan, called the new plan chock-full of well-meaning platitudes that lacks in assurances that the needs and services of the older communities making up San Diego, will have priority over new development.

The financing plan from the city planners that would normally accompany the new growth plan will not be ready for quite some time, maybe as much as six months off. But the good news is that the plan is ready and will be reviewed soon by the city Council in hopes that they will take the appropriate action to implement it.

I applaud the efforts of the planning groups and I can certainly appreciate the work effort that has gone into this plan. Tomorrow, I will be posting the keys parts of the plan and what is hoped will be achieved with it. The development of this plan started the year I was president-elect of the San Diego Association of REALTORS, 1999 and I am personally so pleased to finally see all the work from the many community planning groups and other individual participants that gave input to the new plan. No city can thrive without a road map for its future. San Diego continues to make daily progress in restoring its good name as the America's Finest City.

I got a question from what some people told me, is it San diego or san fransisco that is known for having high gay rights, and if so does it greatly monitor the real estate deals? but other than the question, thats a cool plan and picture. have a great 2008!

Hello Josue, Thanks for stopping by. I read your bio and see that you are relatively new with ActiveRain, so welcome.

If I understand your question correctly, I would say you are likely referring to San Francisco as it supports a large constituency in the gay community. As for monitoring real estate deals, that one has me stumped, as I would  think neither city you mentioned nor any other city in the US monitors real estate deals per se, although there are businesses that do track all real estate transactions statistically for market activity in an area. I hope that answers your question as I understand it.

I find this totally facinating! I have been starting to get involved in my City...I just joined the Main Street Concord group and am looking forward to being on the "inside track" but we are a relly small city...as citys go!

I can't imagine the time and effort it must have taken to bring together so many people and reach some kind of onsensus. How rewarding! And how daunting!

Can't wait to hear what they wil be doing!

Good Morning Joan,

I am composing the new post today with the broader categories of what the plan contains but the more exacting details haven't been released as yet, at least and until the council makes it public.

Though I did  put a positive spin on my post, the critics, are out in force already trying to make the case the there are no guarantees in the plan ( should it be adopted without revision) in the older communities that make up the core of San Diego, for new infrastructure and remedial assistance with power lines, streets, new updated sewer lines ( many pipes are over 100 years old and either leaking or breaking),resurfacing the streets, tree trimming, and general upgrades to these areas.

What is so telling is that the emphasis on this new plan focuses on these very issues. Here is the way it appears to me. Mom has 10 kids and bakes a pie. Typically it has eight pieces with 2 guaranteed to go to mom and dad. That leaves 6 pieces and 10 kids. All 10 are wondering who is going to be left out. Instead of considering sharing with all, they are each trying to reshape the pie cuts to even bigger cuts assuring that maybe a couple more kids will be left out.

A careful analysis of the 10 kids , shows, 3 to be extremely underfeed, 3 extremely overweight from over eating and of the 4 remaining, 2 are off to college and won't be eating at home and 2 always eat at their friends house anyway so they won't even notice that the pie was baked.

In this analogy, we discover that the 3 extremely overfeed kids ( representing the heart of the critics) are the ones trying to hide yet another piece of the pie for in the middle of the night when no one is going to be watching the pie.

Hope that makes sense. It is called politics.

Now that has to be the King of analogies!

From an outsiders point of view....it sounds like some are being short sighted? San Diego is a historical attraction, as is Boston. It would only make sense to concentrate on the areas of most need...co-incidentally the areas that have the most draw.The historical areas. The income generated by those areas...benefits all! A no brainer!

Hi Joan, I posted the genral content of the plan today for your perusal in a new post. I will detail out more of the specifics as they become available. But I think the general categories and the general explanatioons explanations help to lay out a clear image of where the plan will ultimeatly end up taking us. It will be up to the council to release the plan in detail after they first look at it and comment on the essentials. The whole plan is subject of course to their ratifying it and that too may take some time. More to follow on this as I get more details.

As I've said before, AFC/San Deigo is one of my favorite cities on globe. The plan 8 years in the making sounds like an exciting time for all concerned. With any growth/re-development/change there will always be critics. Yet progress is a necessity for survival.

Hi Lynda, I have so many things compiled, I am just lacking in extra time to get them all typed and edited. I usually do a lot of long hand writing and they are sort of lying around waiting for me to type them, edit and locate pictures.

Thank you for your really sweet note and it feels great to be back, though I have moved down on the leader board and have a lot of typing to do to ever hope to catch up, lol. That is my real weakness and the worst of it , no one can read my hand writing so hiring someone to type my notes won't do either.

The long slow process begins again. Thank GOD I have a spell checker. If I had a composition checker, the posts might read even better.

So how are you? It has been since just before the holidays that we last talked. Things are busy here, my listings ,though to few in number, are in escrow and the new one I listed yesterday looks like a buyer will snatch that one tomorrow. As my broker keeps telling me, you bat 100% in selling your listings rather quickly. Why don't you prospect more. Of course I never have an answer to that because as you know, no matter what I say, there is a rebuttal,lol

No complaints however and things are moving along nicely so far this year. If my more expensive Buyers actually buy this year, I would expect a pretty good year. Actually I hope everyone has a much better one after the less than stellar results for last year.

Take care and I will get to putting some comments on the  subscribed posts of which you are at the top of the list. I had to catch up on the Outlook Users group and clean up a bunch of things and that is pretty well tightened down again so comments on my subscriber list will be forthcoming shortly.
