The Olympia subdivision in Wellington Florida is a resort style community build by Minto Homes. This community was built west of State Road 7, 441 and South of Forest Hill Blvd right across the street from the new and modern Wellington Green Mall and right across the street from Wellington's newest High School.

There are 1000 homes in the Olympia subdivision. Minto is still building brand new construction in Olympia. And then there are 92 homes for sale right now in Olympia. That means that almost 10% of all the homes in Olympia are now up for sale. This is a great time to take advantage of this inventory.

We just closed on one of our short sale listings in Olympia; it was reduced to $374,777 and we closed it for $330,000. The house was appraised by the buyer's lender for $380,000! It was a great buy! And there are many more of these great deals in Olympia right now.

There is another short sale we have listed in Olympia that we just reduced to $349,777. We have a couple of offers on this property and the BPO has been ordered by the short sale lender. If you would like to make an offer on this property call us right away. We are receiving multiple offers on our short sale listings.

Only 5 properties have sold in Olympia out of all of this inventory and our listing was one of them. This means that there is an ample supply of homes on the market in all price ranges. There are 3 listings pending right now.

The lowest asking prices are at $299,000 but those are short sales that have not been tested by BPO's yet, so I would not be surprised if these prices change to a higher price once a BPO is turned in. There are 2 listings in this price range.

Most of the listings are priced in the low to high $300, 000 range. There are 42 homes listed under $399,999.

There are 11 homes asking in the $400,000's; 13 homes asking in the $500,000's; 5 homes in the $600,000's; 5 in the $700,000's; 1 for $899,000 and 11 asking between $900,000 to $1,500,000.

The toughest part in selling a resale home in Olympia is that the builder is very competitive with their upgrades and pricing. Please make sure you bring your agent with you to register you at the builder. The builder's representatives are not agents in your behalf. They work for the builder's interests. Get a buyer's agent to go with you. Minto homes does not raise their price because you have an agent. Also, if you have an agent your agent has to accompany you to register you on your first trip otherwise your agent will not get her/his fee upon the closing. So even if you are not sure this is where you want to buy a brand new home, make sure to bring your agent with you.

As a seller in Olympia your competition is also all the foreclosures and the short sales in this neighborhood. Many people are just walking away from their homes. Please make sure you have an agent who has successfully closed short sales if you are in that situation. This is no time to have a part time agent on your side.

If you are a buyer; you are in for a real treat here in Olympia of Wellington Florida. You have a HUGE selection of homes in the mid to higher end price ranges. That's good news.  Good news on short sale transactions will help clear out the inventory.  Goodness knows we need to clear out the inventory.

Lenn- And look at this inventory! Out of 1000 homes, over 90 are on the market and that does not take into account the Builder's inventory! And then look at only 5 homes sold out of all that inventory on the resale side. Yes, we do need to clear out this inventory! This is a development where the flippers ran a muck. Most got caught in our crash and now they are burning. Some people own 3 and 4 houses in here and had not business buying them. They were planning on flipping them before they finished the houses.

Vicky- Thank you for that. Everyone I meet wants to move North, not South. Like in North Carolina and Georgia, etc. Not many people want to go to Broward from here. Of course many of them are transplants from Broward to begin with.:)

Alan- We are projecting that we are just about at bottom. Some economists are predicting the bottom won't hit until 2009 but we think that by this summer it may start to turn around, we don't have a crystal ball but we are seeing signs of a more active market. However, as long as this many homes are for sale it is turning into a buyers market as the prices come down instead of nobody's market; which is was for a year.

Hey Katerina, it's not true......I've only missed commenting on two of your posts!!! ;-)  Anyway, this is a beautiful area - and it looks familiar. Maybe you posted about it before?

In our market it is making the turn around. I get calls/emails almost every day wanting to buy while the market is a buyer's market.

You noticed didn't you, that I'm using all of your cool tips......love them!!! I've been busy though and have a TON of reciprocal comments to make. Okay, see you girl!!!
