Kauai 2013 November Market Statistics

Aloha,

The number of sales for Nov 13 ended up the same as Nov 12, posting 78 sales for the month. Although sales didn’t surpass last Nov, year to date statistically we are 15% ahead of Nov 12 with 913 total this Nov vrs 797 from this time last Nov. This is the first time in the last six years that the numbers have been in the “9’s.” The low year to date was Nov 09 with 441 sales.

Even though there were only 78 sales this Nov, it is much better than the 29 sales (can you believe that number?) that took place Nov 08. Nov 09 was only slightly better with 48 sales while Nov 11 takes the prize for the highest number of sales within the last six years with 80.

Sales Volume is down slightly by 9% with a total of $43,273,685 in sales for Nov 13 compared to $47,897,116 for Nov 12. It certainly looks like lower end units are the properties that are moving. Nevertheless, this number is far superior to what we’ve seen the last years- in 08 there were $26,988,000 in sales, Nov 09 $47,568,950, Nov 10 was at $45,874,441 with a big jump up in Nov 11 to $74,498,518.

Year to date sales volume stands at $508,218,868 which is a 13% increase over year to date Nov 12 with $451,303,377. The low year to date was Nov 09 with only $287,031,501 in sales. This is the first time in 6 years that the numbers have been in the $500K’s. Moving up!

The median sales price for residential went from $522,500 in Nov 12 to $589,500 in Nov 12. This is the second highest residential median since Nov 08 when it was $615K. The low residential median was in Nov 09 with $442K.

Land stayed close to the same, with a median of $357,500 in Nov 12 compared to $327,500 for Nov 13. The low year was Nov 09 where the median was $185K.

Condos also stayed close. Nov 12 the median was $294K compared to $301K for Nov 13. In Nov 11 the condo median was $212,500, Nov 10 was higher at $370,475, Nov 09 was $277,500 while Nov 08 posted $425K as the median price point.
